Job Description

 

Space and Rental Management

These include the following essential tasks:

Area planning within the property (customer / user and FCM own)Preparation of area data for further billingArea planning for internal and external rental spaceSpace occupancy and office furnishing planning.CAD documentationProcurement of office furnitureUse of CAFM systemsConstruction Management

This includes the following essential areas:

Ensuring the long-term stability of buildings and systemsManufacturing, clean room, laboratory, office, warehouse, foyersStructural fire protectionExisting contaminated sites including exploration, remediation, appointments with authorities.External facilities, roads, paths, drainage and sewers, routesParking lotsTechnology Management

This includes the following essential areas:

Responsibility relates only for building related FCM installations and not for the equipment of users:

Buildings including their technology and infrastructure.Transfer stations for energy supply such as district heating, gas, water, electricity.Energy supply centers and the corresponding distributionExtra low current and safety technologyElectrical safety for installationsExternal installations and green spacesOperating installationsImplementation of the IT and digitization strategy in the Real Estate domainIncident management e.g. hotline, on-call service, fault analysis, KPI, action planning,Detection and reduction of contamination in coordination with Safety Environmental department and Business unit development departmentDocumentation of property-relevant data including location historyCO2 coordination and energy efficiency measures for systems / buildingsIntroduction and support of Integrated Facility ManagementCommunication (telephone, data)Media technologyUser-specific energy and media supply systemsEmergency responseInfrastructural Services

This includes providing services from / for:

Relocations / conversions and other services for production, development, and administrationHazardous goods, recyclable materials, waste management (supply and disposal centers)Security services (e.g. site access control, visitor, and guest management)Preventive and defensive fire protection (works fire brigade)Company cateringCleaning (maintenance / special cleaning, production facilities)Postal servicesEvent service / event management (booking service, media support)Material receipt (at locations without production)Internal transport / logistics servicesEmployee transport, vehicle scheduling, fleet management, mobility conceptsGas refueling stations and tank installations.Business continuitySpecific Commercial Tasks and Quality Management

Execution of FCM tasks / services in the following areas:

Business planning (i.e. real estate or planning of investments, personnel, costs and further billing, overhead costs)Internal controlling (i.e. reporting for budget, key figure, and target tracking)Control of compliance for infrastructureOrder and order processing (via purchasing or individual orders) as well as invoice processing for orders.Quality and risk management system according to IATF, ISOxxx and target development for the processesInterface to Authorities, Offices and Public Emergency Services

Related tasks for the perception of extensive coordination of activities:

Official requirements for building applications or events with the city building authority, district office, water management office, notarial certifications.Securing traffic routes with city administration and police, fire brigadeEmergency management with police and fire departments; Regular joint exercises between the Bosch fire department and the municipal fire departmentAuthorities in connection with issues relevant to existing contaminated sites

 

MEP Engineering

MEP Engineering achieve a detailed understanding of the Contract documents (drawings and specifications), phasing plans, MEP systems interrelationships, construction sequencing, project schedule and operation & maintenance.

Facilitate problem-solving, as may arise, between MEP contractors during construction.Validate design issues related to MEP and suggest alternative solutions.Assist in the receipt and review of MEP submittals.Log and post all MEP changes and as-built information on field drawings.Assist in the scoping review, budgeting, and justification of MEP change work order.Assist in the installation of MEP work.Direct, monitor, and control the activities of the MEP contractor.Coordinating and administrating MEP-related materials, systems, and shop drawings.Liaison with Consultant MEP supervisory Engineers, Inspectors, and relevant staff.Ensure that MEP contractors provide and adhere to relevant Quality documentation/records.Ensure that MEP contractors adhere to Project safety regulations.Assist in the testing and commissioning of MEP equipment.Management the maintenance of MEP and infrastructure equipmentMaintain list of equipment, Planning the investment and maintenance, ImplementationSite assessment for infrastructuresPerform as service team member for MEP cluster services in Japan.Cooperate technical solution with coordinator and other locations member.

QualificationsMechanical or Electrical University degree in EngineeringProject experience more than 5 years in general contractor or MEP general contractorWorking knowledge of design, plans, prints, specifications, and schematics associated with trade.Construction procedures and practicesComputer literatePossess excellent communication and organizational skills.Willing to learn English to obtain TOEIC score 700 within 3 years.(Optional)Able to understand document in English and correspond email in English. (Optional)Able to participate internal activities initiatively.Recognize efficiency, KPI and able to adopt improvement activities to daily work.Able to prepare presentation document from reviewer perspective.
