Affordable Occupancy and Compliance Specialist
Responsibilities Affordable Occupancy and Compliance Specialists at Related Management Company (RMC) help prospective and current residents to qualify for affordable housing in the best-in-class properties we manage. You’ll help support applicants and residents in meeting program documentation requirements and advise them on the leasing, initial certification and recertification processes. Essential Functions: Interview and process applications for new move-ins according to IRS Sec. 42 Low Income Housing Tax Credit (“LIHTC”) and state/local agency affordable program guidelines. Manage and complete all initial LIHTC certifications and annual recertifications in compliance with federal LIHTC and state/local agency affordable program guidelines, as well as initial and renewal lease and other supporting lease-related documents. Collect necessary documentation from current or prospective residents and process all necessary income and other verifications that may be required as part of the initial certification or recertification processes. Maintain accurate wait and transfer lists in compliance with federal LIHTC and state/local agency affordable program guidelines. Provide guidance to applicants and current residents regarding LIHTC program requirements and the initial certification recertification processes. Participate in marketing, leasing, and resident move-in experiences, including partnering with maintenance to ensure unit turn for move in. Prepare all required affordable housing compliance reporting for overseeing agencies. Maintain affordable leasing and marketing reports as required by business leaders. Compensation: $60,000 - $68,000.00 / yearly Qualifications Qualifications: 2+ years of LIHTC affordable housing compliance experience Fluent bilingual English and Spanish language skills, both written and oral. Excellent communication, interpersonal, customer service and organizational skills. Experience with Yardi or other property management systems preferred. Experience with LIHTC projects overseen by the State of Florida and/or Palm Beach County or the City of West Palm Beach is preferred, but not required. Nationally-recognized LIHTC compliance certification (e.g., TCS or TaCCs) is preferred, but not required Work Environment: This is a 100% in-office position based out of RMC-managed projects located in West Palm Beach, Florida.
