APAC Regional Account LeadWork Dynamics
What this job involves
Essential Duties and Responsibilities
Provide operational and technical leadership and ensure the account objectives are met in across the APAC portfolio in line with the MSAs and agreed KPI’s. Acting with high degree of autonomy and minimal supervision develop procedures and determine methods for achieving these objectives. Responsible for service delivery of full FM services across APAC and act as the primary operational point of contact for this region.
As a member of the Account Leadership Team attend regular management meetings (conference calls) convened to discuss all Account action items, position will be responsible for communicating and following these actions through to completion with the FM and regional account teams.
To manage, train, motivate and develop regional teams across multiple countries capable of delivering the clients requirements as per Schedule A in the MSA (Master Service Agreement) documents. Provide support to this diverse team and ensure that there is regular communication with team members.To be responsible for ensuring all staff and contractors are aware of, and comply with, their service delivery responsibilities in the Region.Ensure viable / quality Scope of Work Documents are produced by the team within required time frames in order to aid the Sourcing Plan activity and achieve savings initiatives.To establish effective lines of communication with Client staff across the sites managed and ensure service standards meet or exceed client expectations.To review performance and financial statistics for regional sites, working with the team to resolve any problems that arise. Provide accurate information and comprehensive variance analysis to support the Nielsen forecast process working closely with Regional Nielsen Real Estate POC and Account Finance Directors.Responsible for the management and preparation of annual operating and capital budgets and plans for NAM and LATAM Regions.To ensure the FM staff establish close working relationships with Service Providers and co-ordinate feedback on their performance, communicating with the Sourcing team to ensure service providers overall performance can be monitored and managed.To personally inspect the site(s) on a planned and ad hoc basis to ensure the client's needs are being met, appraise the performance of the team and provide management support.To ensure all Service Providers are fully aware of, and operate within, the JLL Quality system and that third party Service Provider Quarterly Business Reviews are completed for all providers on all sites, establishing recognition, innovation and areas for improvement plans for every service provider.To introduce initiatives and encourage a continuous improvement philosophy across the Regions, acting as a point of co-ordination and communication.To implement FM 'best practice' based on recommendations from the JLL US central team and from the client where appropriate.To liaise with the client and any appropriate specialist resources regarding any project work or special circumstances that may arise.Meet health and safety responsibilities as defined in the JLL IFM company procedures. Work closely with the Account’s Global EHS Manager to ensure all standards are met. Accountable for ensuring all staff and contractors operate in compliance with JLL Environmental, Health & Safety policies and procedures and with local country EHS legal requirements.Drive team to meet savings initiatives as well as KPI metrics and Customer SAT scores of 4.5 and above.Ensure regional teams are properly trained on JLL and client systems. (Corrigo, E1 etc)Establish a solid set of yearly objectives for the Region as well as Account Plans for region and clients and ensure that these strategic objectives are cascaded to all Regional account staff and become part of their performance plan.Ensure meaningful performance reviews are conducted on time for all direct reports and cascaded to their respective teams.Ensure training and development plans are fully outlined and tracked for each member of the IFM Team.Act as the liaison between all service lines (PDS, Sourcing, EHS, TM, LA and FM) to facilitate one JLL and eliminate silos.Act as the escalation point for all operational issues, liaising with local client POCs to reach resolution.Additional Duties And Responsibilities

Languages: Must be fluent in English, multi- lingual a plusDegree qualification in relevant disciplineExcellent organizational skills required.Sound technical knowledge in all building technologies such as HVAC, Mechanical and Electrical systems and Fire and Life safety systems including control strategies and best practice.Sound Knowledge of soft service delivery and standards including janitorial, food service, security(where applicable) and best practiceStrong interpersonal skills with training experience to guide multifunctional, multi-national teams.Interest in continuous learning of new technologies.Competencies
Excellent PC skills, proficient in Microsoft Word, Excel and PowerPoint.Sound knowledge of accounting and operational budgeting principles with experience of Zero Based BudgetingExperience
Minimum 10 years in a leadership position responsible for direct management FM teams across multiple countriesPrevious JLL experience is a plusQualifications
