Area Counsel will assist internal division professionals with the coordination of land planning and due diligence investigations, including the procurement of governmental approvals/land entitlements, resolving community operational and legal issues, and providing general legal advice to the Division.

Essential Responsibilities: 

-  Ensure all outside consultants (engineers, traffic engineers, landscape architects, architects, attorneys) are properly contracted, and manage the use of outside professionals to ensure projects remain within budget.
-  Assist division legal department professionals in the expeditious procurement of local, county, state, and federal permits and approvals for residential developments, while remaining within financial plan constraints; including preparing for and making planning board, governing body, and state agency presentations.
-  Establish and maintain relationships with municipal and state officials, utility companies, land sellers, attorneys for land sellers, and tax assessors.
-  Assist division legal department professionals and outside counsel in monitoring, coordinating, and advancing warranty-related matters, as well as litigation, arbitration, and appeals.
-  Keep abreast of legal and business developments in the field and provide general legal advice to the Division.
-  Assist Sales Consultants and Community Management with legal issues arising out of sales contracts, title matters, and closings.
-  Assist division construction Associates with legal issues arising out of post-approval building permits, soil movement permits, certificates of occupancy, site and subdivision plan amendments, subcontractor disputes, labor disputes, and other post-land acquisition/post-approval legal matters.
-  Act as developer representative on condominium association board of trustees and assist Community Managers with community association startup, including selecting of vendors, management company, etc.
-  Manage the preparation of public offering statements, general information statements, homeowner association documents, and condominium association documents through outside counsel
-  Assist the division legal department’s professionals with tracking the disposition of complex contracts for land acquisitions, construction, and redevelopment contracts.

To join our team in this role, you must have a Law Degree and at least 3 to 5 years in relevant experience in land use and real estate law.  An active law license in New Jersey is required and licensure in Pennsylvania and/or New York is preferred.
