Asset Analyst
Job Descriptions: Sherman Associates is currently seeking an Asset Analyst to join our team! As a member of our experienced Asset Management team, you will provide portfolio analysis and value event support for the multifamily portfolio. This position also supports all other departments on an ad hoc basis or as projects arise. ESSENTIAL FUNCTIONS Financial Statement and Budget Review/Analysis: + Maximize total return for all assets through analysis of property operations and financial reporting and identifying opportunities for improved performance + Provide pre-development and pre-acquisition analysis and support in due diligence process, including review of financial, operational assumptions and proforma budget review to understand absorption goals and rents to implement revenue management software + Maintain and distribute monthly asset management reports to investors, lenders, and consultants as requested + Review portfolio operational reports to track property performance and alignment with performance expectations and review Preliminary Month End Reports each month to identify potential data variances and work flow issues that require to be addressed and corrected prior to system month end. + Assist with annual property budget and capital expenditure review process + Provide assistance in real property tax filings and reviews + Complete procedures to process replacement reserve and other escrow account draw requests + Analyze and comment on consolidated portfolio reports from individual property financial statements which include Budget Variance Analysis notes (BVA) + Work with Software Providers to improve the efficiency and relevancy of data extraction to facilitate building custom reports as well as support Sherman Staff in the use and functionality of the software solutions Sherman deploys. + Perform wide range of ad hoc requests for auditing, review, and analysis from various departments as needed, including property audits, property inspections and Facilities support + Assist with and monitor property business plans, budgets, forecasts, leasing, physical improvements through weekly/monthly calls with operational staff + Assist in value event process (asset disposition, acquisition, refinancing, re-syndication, LP exits) + Abstract property and borrower entity level documents, keeping a current master critical date summaries that enable reserve draw processing and budget submission. + Assist in revenue management/pricing due diligence for our portfolio by mining comparable market data and utilizing 3rd party reports or projections for various Metropolitan Statistical Area (MSA) + Audit portfolio revenue performance against our markets, helping ensure maximization of revenue and optimization of same-store and new lease-up revenue targets + Provide feedback to residential property management and accounting staff to facilitate improvements in portfolio financial review, preparation of data for Budget Review process and the replacement reserve draw process. + Evaluate economic trends, competitive market conditions and real estate investment climate that may affect business plan strategies Required Experience: MINIMUM REQUIREMENTS + BA in Accounting, Finance, Real Estate or other related field + 1+ year of analytical experience in both commercial or multifamily residential real estate industry strongly preferred + Superior analytical and quantitative skills: advanced mastery of Excel modeling and proficiency in Word and PowerPoint are required + Understanding of financial accounting methods + Skilled in general financial and Operational Analysis + General understanding of databases and related software + Excellent work ethic and communication skills - both written and verbal + High learning agility and ability to absorb information quickly and efficiently + Comfortable working under tight deadlines and prioritizing multiple tasks + Ability to work independently to complete tasks as well as collaboratively with others WORK ENVIRONMENT + This job operates in a professional office environment.
