Asset Manager, Worldwide Grocery Stores
Description This role requires a minimum of 5 years of corporate or commercial asset management experience with a retailer, landlord, or commercial real estate company. Candidates without this basic requirement will not be considered. The candidate will be a critical member of the Worldwide Retail Growth and Development (WWRGD) team and will support a portfolio of leased or owned retail, industrial, and office locations within North America. Through the implementation of industry best practices, the candidate will be responsible for management of real estate portfolio and insight into store base across multiple retail banners with primary focus on lease renewals, restructures, expansions, and amendments. The candidate will renegotiate leases ahead of renewal notice dates with concentration on execution of real estate strategy including occupancy cost reduction, monetary & non-monetary lease concessions, tenant improvement allowances and deferred landlord maintenance or shopping center improvements with significant focus on building and maintaining good landlord relationships. The candidate will combine real estate industry experience, deal making, and excellent problem-solving skills to interact with diverse stakeholder groups, both internal and external. Limited travel required (20% or less) within the assigned portfolio for property inspections, problem solving real estate challenges, and building professional relationships with our landlord partners. Travel to one of our offices will be required up to twice annually for company events and department all-hands meetings. Basic Qualifications Bachelor's degree in business, management, real estate, or other related field. 5 + years of corporate or commercial asset management experience with a retailer, landlord, or commercial real estate company. Ability to interpret lease language and familiarity with retail, industrial and office leases. Experience negotiating real estate actions, including negotiating lease renewals, restructures, amendments, and expansions. Experience utilizing commercial real estate lease software such as Tango. Experience with the Microsoft Office Suite including Word, Outlook, and Excel. Preferred Qualifications 7+ years of asset management experience with a retailer, landlord, or commercial real estate company. Broad experience with interpretation of retail, industrial and office leases. Ability to read and interpret site plan exhibits and building plans. Ability to prepare and interpret financial analyses. Familiarity and understanding of base building systems. A demonstrated ability to work in a high stress, fast-paced environment that includes management of high volume electronic communication and email. Work independently while maintaining all deadlines and critical date obligations. Proven track record to analyze and interpret complex leases and educate stakeholders of lease compliance responsibilities. Identify new or improve existing business processes. Effective and clear communication skills, both written and verbal, with the ability to interface with individuals at all levels of an organization. Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $72,800/year in our lowest geographic market up to $155,700/year in our highest geographic market.
