Asset Manager

As an Asset Manager for Bridge Logistics Properties you will be responsible for managing business plan execution, financial performance, tenant relations, and operational efficiency in the region. The ideal candidate will have experience in real estate investment, asset management, and a strong understanding of the industrial real estate market.

Key Responsibilities:

Asset Optimization: Develop and implement business plans to optimize the asset performance including setting annual budgets, forecasting property level cash flows, and conducting detailed financial analysis to maximize return on investment.Leasing and Tenant Relations: Oversee leasing activity and tenant relations for the East Region. Negotiate new and renewal leases while ensuring lease compliance for existing tenants. Proactively address tenant concerns to ensure tenant satisfaction.Capital Projects & Improvements: Oversee capital expenditure projects through coordination with construction teams, vendors, and stakeholders to ensure projects are completed on time, within budget, and to the desired scope.Market Analysis: Conduct market research to assess property values, trends, and competitive positioning. Develop strategies to enhance asset performance including property upgrades and repositioning.Reporting & Communication: Provide regular performance reports to senior leadership, including detailed financial analysis, occupancy trends, leasing activity, progress on key initiatives, and quarterly valuations.Collaboration: Work closely with acquisitions, property management, legal, accounting, and finance to optimize portfolio performance.

Proficiency using Microsoft Excel and Argus tools.Significant experience managing investments in logistics properties.Excellent ability to communicate clearly in writing and verbally.Superior relationship building ability.Preference to work as a team and contribute where you are needed.Enthusiasm for a career in the logistics industry and investment management.

Eligible employees are automatically enrolled contributing 4%, with up to 6% company match, with the option to opt out. *The employee must be at least 21 years of age and have worked for the Company for at least 60 days.Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.11 Paid Holidays per year.Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
