The Dartmouth Group is hiring an Assistant Building Superintendent for its high-end luxury condominium community inBoston, MA, consisting of a high rise building with 136 residential and 3 commercial units along with a multi-level parking garage.
\n\nThe Assistant Building Superintendent will be responsible for all plant, mechanical/electrical equipment, and HVAC while ensuring that all systems are operating at optimal levels. The Assistant Building Superintendent will also be responsible for overseeing and directing all third-party vendors and cleaning staff. In addition, hands-on job tasks are necessary including light carpentry, electrical, plumbing, cleaning, landscaping, painting and snow removal. Bid processing, contract negotiations, and budget preparations are also necessary requirements for this position. The Assistant Building Superintendent is responsible for responding to and executing all requests for maintenance service in a courteous and professional manner.
\n\nWork hours:
7:30am-4pm plus overtime including nights, weekends, and holidays as needed.
Shared on call.
JOB DUTIES AND RESPONSIBILITIES
\n\nManage facilities staff to deliver maintenance and operations services.\nResponsible for identifying and scheduling preventative needs of the buildings’ facilities.\nHelp Manage facilities budget and project planning tasks.\nManage and direct contracted service providers associated with facility maintenance and operations.\nDevelop policies and procedures for the use of supplies and facilities.\nEnsure all maintenance and standard operating procedures are successfully executed according to scheduled times throughout a calendar year.\nAssist with the facilitation of all future major improvements, repairs etc.\nAssist in the annual budget process.\nPerform general maintenance, seasonal landscaping and snow removal.\nAfter hour/weekend/holiday on call duties as assigned.\nOther duties as assigned.\n\n\nPay rate: $30-$35 an hour.
\n Requirements\nHigh School Diploma or GED Required;Bachelor’s Degree Preferred.\n5-10 years of experience as a Facilities/Maintenance Manager or equivalent role (Preferably high-rise building(s).\n5-10 years of experience in managing or supervising staff members.\nPreferred certifications (not required), HVAC,OSHA, other relevant certifications and training.\nTechnologically proficient with good computer skills (Outlook, Microsoft office).\nProfessional communication skills (phone, interpersonal, written and verbal).\nKnowledge and understanding of all mechanical equipment and systems (HVAC & Plumbing).\nKnowledge of and ability to perform basic plumbing, electrical, carpentry, painting and general maintenance.\nStrong customer service with self-motivation.\nAbility to trouble shoot and resolve problems.\nAbility to multi-task and institute effective time management.\n\n\n\n\n\n\n\n#LI-PK1
