Applications may be rejected if incomplete.* Minimum Qualifications The Assistant Director of Central Plant assists in the leadership, management and operation of the university’s Central Plant system. This includes oversight of all plant personnel and is responsible for plant operations and distribution of utilities, including electrical, steam, natural gas, heating water, and cooling water. The position will be responsible for much of the evaluation of the Central Plant infrastructure, all mechanical rooms operation, evaluation of deferred maintenance needs, HVAC operation, and all preventive maintenance of all equipment. This position plays a key role in supporting campus energy initiatives and is tasked with maintaining compliance and improving operational stability by implementing improvements to facilities and operational procedures. Reports to Associate Director of Facility Services and directly supervises the Operating Engineer Foreman. Facility Services is a department responsible for Central Plant, Building Maintenance, Custodial Services, and Groundskeeping for campus and is a part of the LSUS Finance and Administration division. Requirements: + Four year college degree; preferably in Engineering, Facilities Management, or Business Administration. + 2 years experience with design, construction, or service of electro-mechanical systems or building automation controls. Substitution or a combination of work in Facility Management is acceptable. Preferred Qualifications: + Strong understanding of central plant systems, including boilers, chillers, cooling towers, and related equipment inclusive of electrical distribution systems + Proficiency in Computerized Maintenance Management Software (CMMS) work order and Preventative Maintenance (PM) software. Strong understanding of Preventative Maintenance development, oversight, and planning. + Understanding of climate control concepts within buildings and maintaining comfortable temperatures, humidity levels, and sustaining fresh air volumes. + Experience with Building Automation Software (BAS) to control campus HVAC equipment. + Experience with personnel management. Strong leadership, communication, and problem-solving skills to keeping a 24/7 facility operational. + Ability to train and develop careers for reporting employees. + Customer service experience in a trades-service industry. + Experience with setting priorities for servicing equipment, replacing equipment, and making operational changes. + Experience in development of Standard Operating Procedures (SOPs). Enforcement of SOPs. + Familiarity with working safely following best practices and rules set by governing agencies such as OSHA, EPA, and other applicable local, state, and federal agencies. + Strong ability to read and interpret construction drawings and project manuals for existing conditions and upcoming renovations. Examples of daily responsibilities + Ensuring the Central Plant is staffed, operational, and supporting the campus activities. + Work with reporting employees to understand breakdowns, deficiencies, and implement solutions. + Working with contractors for solutions and required work. + Working with Purchasing to obtain Purchase Orders for materials, equipment, and services. + Evaluate mechanical rooms across campus to ensure they are operational, clean, and pose no problems to daily campus activities. + Hold routine and regular meetings with reporting employees and department leadership to ensure Central Plant operations are in order. + Working to develop and launch PMs; Manage work orders via CMMS. + Manage ongoing projects related to the Central Plant. + Familiarity with OSHA, EPA and other relevant regulatory requirements Requires ability to work in various environments, including mechanical rooms and outdoors in varying weather conditions. May involve after-hours work or on call responsibilities. Ability to lift and carry heavy objects (up to 50lbs) regularly and sometimes later.
