REQ12004 Assistant Manager, Property Services (Open)POSITION SUMMARY:Ensure the proper operations and management of all systems/areas of responsibility assigned to him/her with focus in support of all other operating departments, provide services as required to the entire operations, and ensure all maintenance are carried out accordingly so as to maintain the freshness and efficiency of all equipment, building and grounds at their optimum conditions. Also to ensure that life safety systems throughout the entire property are, at all times, on their readiness and maintain highest standards.PRIMARY RESPONSIBILITIES:Close monitoring and control of operation cost and continuous drive for efficiency improvementMake sure that all documents related to the operation of the department are being kept up to date and that all records are correctly maintained and filedBe fully responsible for the implementation of all company Life Safety procedures. Ensure that all life safety systems are at their readiness at all times with highest standardsEstablish a regular planned maintenance program to all systems under his/her managementImplement a departmental training program ensuring the necessary skills of all employees to perform their duties with the maximum efficiencyEnsure that all employees are fully familiar with and have a complete understanding of the Company’s policiesResponsible for multi-properties operation and setup benchmark standardsDevelop and implement staff development and retention planRisk assessment planning and coordination with other departmentsAdhere to all company policies and proceduresReport accidents, injuries and unsafe work conditions to superiors and relevant departmentsPerform other reasonable job duties as assigned by superiors from time to timeQUALIFICATIONS:Experience: 5 – 8 years working experience from a 5-star hotel or large commercial property, industry building, shopping centre in a similar capacity or large infrastructure project managementEducation: Degree holder in Electrical, Building Services, Mechanical or other rated disciplines, or equivalent professional trainingCandidates without related certificates but with solid experience will also be consideredA qualified Engineer is a plusPrior experience in Sustainability, Safety and/or Environmental Compliance is a plusCertified Energy Manager (CEM) or LEED certification is a definite plusSkills / Competencies :Good command in written and spoken English / Sinhala / TamilGood working knowledge in PC skills and use of all MS Office applications, including outlook and power point presentationTechnical knowledge of HVAC systems, High Tension Switch Board, transformers and Generators, Control circuits and Audio-Visual SystemsGood working knowledge of Fire Alarm and Fire Protection Systems, ELV systems, Steam and Hot Water Boilers, Plumbing & Drainage Systems, Water Treatment Program, Pool, Spa and Fitness Equipment and any other related systemsHolding of Local Safety Certificate (if any)Preferably with AutoCAD drafting skills and other applications, such as, Jobs Order System, Engineering Maintenance Program and Purchasing SystemExperience in Engineering Budget Forecast and Budget ControlAct with professionalism and integrityGood leadership and able to make sound decision and perform other duties as and when required very last minute and at time of emergencyGood interpersonal / presentation skills are required to deal effectively with all levels of staffs, contractors, suppliers and vendors is a mustHands-on and possess good problem solving skills and attend to detailsIndependent and able to work with minimal supervisionAbility to work under pressure and meet deadlinesAbility to work on overtime when neededGood health, physically fit and excellence in personal grooming and presentation
