Position: Assistant Project Manager

Job Description:
Works as part of a larger team on assigned construction projects but may be required to manage small projects with minimal oversight. Utilizes understanding of CSI Divisions and understands applicable building codes associated with each scope of work and overall tolerances.Responsible for coordination between trades on a daily basis. Utilizes understanding of all drawings and specifications – including any separate owner design standards.Responsible for maintaining the overall project schedule and budget – ensuring completion on time and on budget. Assists in preconstruction efforts – creating bid packages, reaching out for bidding participation, assisting in the creation of a GMP, and estimate(s).Utilizes understanding of the county/city/entity permitting process of the project assigned and will be responsible for applying and tracking all required permits. Reviews and manages prequalification requirements, discusses deviations with the Legal team, and provides assistance with contract negotiations.Responsible for creating the project specific Quality Control Plan and its implementation, including performing quality and coordination inspections. Performs constructability reviews and safety crew reviews. Develops and maintains the site logistics plan in coordination with the Superintendent.Works with the project team to resolve all constructability issues and material delays, including researching and suggesting alternativesUtilizes understanding of scheduling logic and P6 Primavera in order to perform monthly schedule updates.Ensures all contractors adhere to the project insurance requirements prior to mobilizing including following up with insurance reviewers/brokers for necessary changes to policies for compliance. Assists in the preparation of the Project Execution Plan. Initiates, prepares, reviews, tracks, and distributes RFIsManages Procore for document control and oversees its utilization including adding users, updating drawing sheets, and marking up sheets in order to keep a record set throughout the duration of the project. Manages receiving, reviewing, entering in Procore and tracking submittals.Acts as the point person for the VDC process with the selected MEPF trades, facilitating information from the trades to the engineer of record, following up on questions, and monitoring progress between frequent meetings. Responsible for BIM coordination leading meetings. Tracks and inspects material deliveries. Schedules building inspections and material testing site visits. Reviews inspection and test data for compliance with specifications. Attends and/or leads project meetings and creates meeting minutes. Prepares monthly owner project status reportsUtilizes the cost control and handles the Change Management process, including soliciting, receiving, reviewing, and rejecting change order proposals. Understands, communicates, and enforces the Skanska Safety, Health and Environmental Management Program including but not limited to, participating in audits, holding monthly internal meetings, and engaging subcontractors for required information prior to mobilization. Receives and files the Payment & Performance Bond and tracks NTO’sOversees the project close-out, collects required operation & maintenance manuals, warranties and as-builts from all subcontractors. Creates and tracks all punch list items. Coordinates with Owner during the post-construction phase during punch and move-in, including the full warranty period.Communicates with the subcontractors as to job progress, schedule, payment and performance standardsAssists in the preparation and review of the Trade Contractor Payment Applications.Assists in the implementation of the Community Outreach Plan for the project and assists in the management of a Diversity Plan. Obtains OSHA 30 Hour Certification. 5+ Years of experience creating documentation such as RFIs, and client correspondence on issues related to the notification provisions in contracts.5+ years of reading and understanding construction plans and drawings and the technical specifications associated with drawings. Able to outline specifications required for submission to clients and ensure submittals and shop drawings are approved.5+ years preparing subcontract scopes and contracts.3+ years expereince with project close out.2+ years working with cost control systems.Bachelor’s Degree – Bachelor's Degree or equivalent experience and minimum 5 years prior relevant experience.Minimum Requirements:
Must have Bachelor’s degree in Construction Management, Engineering or related.Must have 3 years of experience in construction project engineering or management roles in the construction industry performing the following:Utilizing ability to read drawings and specifications.Utilizes knowledge in the following software/platform: Bluebeam and Microsoft (Outlook, Excel, Word, Powerpoint, Project)
