Assistant Property Manager (commercial properties)

Assistant Property Manager role for a real estate investment and management company (commercial properties). Position will join a team and assist with management of an office portfolio of 1.6 MM sq. ft. including 9 high profile tenants and a co-working space.  Position sits onsite in Irvine, near OC airport. $70K-$75K + annual bonus potential + strong benefits.

Assistant Property Manager (commercial properties) Details:

Direct Hire position$75,000.00 /annuallyFirst Shift (Monday through Friday)Create service contracts, purchase orders and license agreements.Process monthly tenant chargebacks.Assist with financial reporting including: Review and approve of property accounts payable invoices. Accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notes.Review and prepare monthly financials including accruals and variance comments.Event coordination.Responsible for building and maintaining relationships with tenants and vendors.Assists with site inspections including landscape and exterior walks.On call for property emergencies.Actively find ways to reduce operating expenses (ie-bid analysis) while striving to increase the quality of service.Actively participate in operations meetings.Track utility usage and insurance compliance.Interest in sustainability initiatives.Assist with CAM reconciliations & CAM Estimates.

Assistant Property Manager (commercial properties) Qualifications:

MUSY HAVE commercial property management industry experienceBachelor's degree preferredReal Estate License preferred (will allow time to obtain after hire)Minimum of 2-3 years’ experience in commercial property management
