Responsibilities

As an Associate - Asset Management, Living with Hines, you will be a critical part of the Asset Management team conducting analyses and taking on asset management responsibilities for an individual asset, with guidance. You will support all new acquisitions and existing assets across the multifamily sector. In addition, this role includes exposure to several leaders in Asset Management at Hines.

 

Create Value and Grow the Legacy

Client-centric Strategic and Financial Leadership: Work with the Leasing and Operations/Property Management teams to support development of short-and-long-term strategies designed to maximize the value and optimize customer satisfaction at each asset. Review property cash flow models and investment returns.Asset Management: Address day-to-day and mid-level issue specific to multi-family sectors; communicate high-level issues along with recommended solutions upstream within the Asset Management organization; maintain standards for excellence in service delivery to investors and customers.Performance Monitoring and Evaluation: Evaluate the asset’s performance against budget, informing Director-Asset Management of variances. Understand the current value and projected future performance of each asset within the context of investor goals, objectives and benchmarks; develop hold/sell analyses for Asset Management leadership review.Goal Setting and Accountability: Create periodic property valuation analyses for each asset, coupled with appropriate supporting market analysis. Work with Leasing and Operations/Property Management functions to develop detailed leasing objectives, operating and financial budgets, project plans, and annual plans, for presentation to Asset Management leadership.Data-Driven Decision Making: Monitor property operating and financial performance to ensure established goals and objectives are being achieved. Discuss material variances with Property Management and Accounting functions; determine key drivers creating variances and report same to Director-Asset Management with proposed solutions.

Assist on-site PM teams across all responsibilities (e.g., leasing, project management) when required. Data-Informed Decisions: Review all monthly, quarterly, and annual property reporting required by Owner and Lender, and provide review comments to Director - Asset Management.

Qualifications

Minimum Requirements include:

 

Bachelor’s degree in Business Administration or equivalent from an accredited institution.MBA or M.RE strongly preferred.Two or more years of experience in the commercial real estate industry with responsibility for financial analysis, leasing/marketing activity oversight, and execution of strategic plans.Proficiency with Microsoft Office and Argus valuation software essential.Proficiency with Entrada, AIRM/Real Page, REBA, RedIQ preferredProvide leadership and mentorship for team development.Possess the highest degree of integrity. Be a risk taker.Effective interpersonal communication (verbal and written) and listening skills.Analytical problem-solving skills capable to undertake detailed analyses and make well-reasoned, decisive recommendations. Demonstrate prioritization, organization, and time management skills necessary to balance competing deadlines.Ability to multi-task in a complex high-volume environment and competency to work with all levels of management and personnel on critical projects.Ability to withstand long working hours, which are frequently necessary.Ability to handle stressful, high-pressured atmosphere.Ability to meet highest attendance requirements.Willingness and ability to walk around project sites under construction to review progress.Willingness and ability to travel to and from destinations by plane and/or car.Ability to visually review and interpret correspondence, reports, etc.Compensation: $124,800 - $149,700.
