Summary

 

As a member of leading BRIDGE’s real estate development activity, the Associate Director of Development is responsible on a day-to-day basis for maintaining BRIDGE’s high level of quality in all aspects of the real estate development process in accordance with BRIDGE Housing standards, working to maintain a positive morale in the company, and providing training for staff.  Reporting to Senior Vice President of Development, this Associate Director will lead the SoCal/Los Angeles development team, providing technical assistance, guidance and leadership in all aspects of the development process.  

 

Responsibilities

 

General

Participate in project related meetings as necessary, including strategizing and negotiating sessions, design and construction meetings, etc.Review of all team members’ work, including funding applications, legal documents, proforma numbers, etc.Overseeing and leading project(s) as neededProvide organizational supervision to Project Management Team.  Work with fellow team leaders and SVP to ensure professional development opportunities for development staffKeep an awareness of staff morale and provide support/intervention as necessaryWork with project team to ensure development skills and trainingWork with SVP to identify potential development opportunities, RFPs 

 

Reporting/Administrative Responsibilities

Ensure that project budgeting and cash flow management on a project level basis is coordinated with the other areas of the company and is managed according to plan and in a timely manner for reporting purposesThrough the SVP, interface with subcommittee of the Board of Directors with respect to approval of development projectsProvide regular and as-needed updates to SVP on progress of projects, including any upcoming issues 

 

Planning Responsibilities

Project design, entitlements, permits, and financing Investigate new sources of funding and other research related activities that would be beneficial to BRIDGE’s development activities

 

Further Responsibilities

Ensure seamless coordination with other company departments on a project by project basis

 

Qualifications

 

Degree in related area; comprehensive experience in lieuCurrent hands-on experience in the development of affordable housing projects, including use of typical financing sources such as low income housing tax credits, tax exempt bonds, HCD, LA County wide financing, LAHD financing, HOME, CDBG, HUD Section 202, Housing Authority, etc. High level of technical knowledge and hands-on experience with the development of affordable housing, affordable housing finance and real estate transactionsPast personal involvement in reading and negotiating legal documentsExcellent communication and interpersonal skillsExperience supervising professional staffValid CA driver’s licenseGraduate degree preferred
