Summary
As a member of leading BRIDGE’s real estate development activity, the Associate Director of Development is responsible on a day-to-day basis for maintaining BRIDGE’s high level of quality in all aspects of the real estate development process in accordance with BRIDGE Housing standards, working to maintain a positive morale in the company, focus on project leadership on time and on budget, maintaining local funder relationships, and and potentially supervision and training staff. Reporting to Senior Vice President of Development, this Associate Director will lead the Washington developments,
Responsibilities
General
+ Participate in project related meetings as necessary, including strategizing and negotiating sessions, design and construction meetings, etc.
+ If assigned staff, review of all team members’ work, including funding applications, legal documents, proforma numbers, etc.
+ Prepare funding applications as assigned, maintain financial PF, contract tracking and project files
+ Overseeing and leading projects in predevelopment and construction
+ Participating in responses to RFP as assigned by the Senior VP, and in colloboation with the Senior VP of Acquistion and the Director of Acquisitions.
+ Inform SVP and Director of Acqisitions of opportunities as encounter, understanding primary role is leading the assigned projects.
+ Colloboarate with the SoCal Development team and all other BRIDGE departments including Accounting, Capital Markets, Asset.
+ Work with project team to ensure development skills and training
+ Work with SVP to identify potential development opportunities, RFPs
Reporting/Administrative Responsibilities
+ Ensure that project budgeting and cash flow management on a project level basis is coordinated with the other areas of the company and is managed according to plan and in a timely manner for reporting purposes
+ Through the SVP, interface with subcommittee of the Board of Directors with respect to approval of development projects
+ Provide regular and as-needed updates to SVP on progress of projects, including any upcoming issues
Planning Responsibilities
+ Project design, entitlements, permits, and financing
+ Investigate new sources of funding and other research related activities that would be beneficial to BRIDGE’s development activities
Further Responsibilities
+ Ensure seamless coordination with other company departments on a project by project basis
Qualifications
+ Degree in related area; comprehensive experience in lieu
+ Self starter who can work independently while exhibiting judgment of briefing the SVP on a regular and as needed basis of issues
+ Current hands-on experience in the development of affordable housing projects, including use of typical financing sources such as low income housing tax credits, tax exempt bonds, Commerce, King County, Seattle OHA, ARCH etc.
+ Ability to create and maintain proforma using BRIDGE template, project budgets
+ High level of technical knowledge and hands-on experience with the development of affordable housing, affordable housing finance and real estate transactions
+ Past personal involvement in reading and negotiating legal documents
+ Excellent communication and interpersonal skills
+ Experience supervising professional staff
+ Valid WA driver’s license
+ Graduate degree preferred
