JOB DESCRIPTION SUMMARY

This position is a pivotal leadership role responsible for overseeing the efficient and effective management of campus housing facilities at the University of Kentucky. The Associate Director of Operations plays a critical role in ensuring the well-being and satisfaction of students, faculty, and staff residing in at least 14 residence halls comprising of no less than 6,850 designed beds. It's a role that combines elements of facilities, operations, and maintenance including preventive maintenance, contract management, and administrative oversight, making it both challenging and rewarding for those with strong organizational and interpersonal skills.

JOB DESCRIPTION

Essential Responsibilities:

1. Oversee the day-to-day operations and maintenance of at least 14 residence halls, with 6,850 beds that can increase to 7,500 converted beds.

2. Ensure facilities are well-maintained, safe, and conducive to student living and learning.

3. Coordinate preventive maintenance, repairs, and upgrades to enhance the overall housing experience.

4. Supervise and foster a collaborate and supportive work environment of around 30 full-time professionals including Area Directors, Maintenance Managers, Leads, Techs, and Assistants, Operations Coordinators, and Assistant Director of Summer Conference Housing (SCH).

5. Award and manage contracts for cleaning, painting, and carpet cleaning services exceeding $2 million annually.

6. Maintain fiscal responsibility while providing high-quality services by monitoring, approving, and overseeing operational expenditures.

7. Develop and sustain strong relationships with Auxiliary Services, Residence Life, and Contracted Vendors.

8. Provide swift and effective emergency response during crises such as floods, storms, fires, etc. while prioritizing the safety and well-being of residents and staff.

9. Oversee SCH program, generating annual revenue exceeding $1.3 million while accommodating approximately 3,000 guests during summer conferences and events.

10. Coordinate facility upgrades, renovations, and improvements to enhance student spaces to align with evolving needs and preferences.

11. Maintain an average work order completion time of less than 48 hours while reducing staff turnover and ensuring full staffing of maintenance teams.

12. Institute Annual Preventive Maintenance plan to proactively address issues to prevent disruptions and enhance longevity.

13. Streamline the Damage Appeals process to support student retention and satisfaction and address concerns in a prompt and empathetic fashion.

14. Leverage various software systems, including, but not limited to, OpsTech, Leonardo247, HappyProperty, Lenel, KeyTrak, Zoom, Foresight, Entrata, and StarRez.

15. Perform other duties as assigned or as necessary.

The salary range for this position is $80,000 - $90,000

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.

Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
