Boiler Plant Operator

GENERAL DESCRIPTION

Under the supervision of the Plant Operations Manager and the general supervision of the Director of Plant Operations, the Boiler Plant Operator operates and maintains stationary engines and electro-mechanical equipment such as pumps, valves, compressors, generators and steam boilers, chillers, to provide for utility service for the hospital complex.

CHARACTERISTIC DUTIES

1.         Performs routine maintenance, installation, lubrication and cleaning of all boiler room equipment including satellite boiler rooms on a daily shift basis, in accordance with: the Joint Commission, Hospital Wide Safety Policies, Emergency Preparedness Manual, Uniform Code, Federal, State, County and local regulations.   

2.         Inspects and documents inspection of Boiler Room and Equipment Rooms to insure safe, efficient operation. Cleans boiler rooms on a daily basis. 

3.         Safely operates, observes and records all controls and meters such as: valves, electrical breakers, and pressure indicators necessary for plant operation.

            4.         Computes equipment efficiencies.

            5.         Checks and documents boiler, chiller safety, daily start-up and shutdown, and water levels.

6.         Responsible for boiler, chiller water domestic water chemical addition, testing, documentation and control.

7.         Submits Special Requisitions for supply and tool inventory.

            8.         Responsible for submitting maintenance requests when a problem is recognized.

            9.         Disassembles, documents, and cleans boilers, pumps, valves, operators, traps and other boiler equipment.

10.       Periodically checks all mechanical/electrical rooms during tours.

11.       Maintains preventative/corrective maintenance records for boiler room equipment.

12.       Responsible for Honeywell / Simplex fire and building control during off shifts.

Provides repair service to other area of the hospital on an irregular emergency basis. Performs preventative maintenance as directed. Serves on Emergency Management teams as defined by hospital Emergency Management Policies                                                                              and as directed by Maintenance supervisory personnel.  Provides call coverage as needed for Plant Operations Emergency Calls (Life Safety and/or property damage). Maintains patient and employee confidentiality at all times. Utilizes a holistic approach (considering physical, psych/social, spiritual, educational, safety and related criteria) appropriate to the age of the customers served in performance of job duties.

PERFORMANCE STANDARDS

Corrects or resolves Life Safety deficiencies within 24 hours of receipt of problem. Meets timelines for Medical Center projects. Documents all installations, maintenance and testing. Assists and apprises Project Supervisor on all requests and projects as requested. Maintains certifications as applicable.

MINIMUM QUALIFICATIONS

City of Des Moines 1st Class Engineer’s License within ninety (90) days of hire. Five years Boiler Plant Experience. Ability to understand Mechanical and Electrical Systems and basic blueprints. Ability to communicate in a pleasant, positive and effective manner with staff, customers, visitors and all levels of Hospital management.  High School Diploma or GED. Is able to physically complete all of the tasks assigned to the position on a regular basis, including but not limited to excessive lifting, working in extreme cold or extreme hot weather, and being able to complete outside winter work, including snow shoveling for extensive periods of time.

PREFERRED QUALIFICATIONS

1.         Work experience in installation and maintenance of mechanical and electrical equipment.

2.         Three years related experience within a hospital / health care setting.
