Description of Work Unit
Building Automation Services works to provide quality services in order to maintain the campus building control systems for the benefit of the university community, by providing a safe comfortable environment conducive to the educational and research requirements of Colorado State University.
Building Automation Services provides quality trade maintenance services, which includes mechanical (heating, ventilation and air conditioning ( HVAC ), refrigeration, etc.), electrical systems, and small construction project management in relation to BAS HVAC systems. These services are to create and maintain a functional environment that meets or exceeds the University’s needs for instruction, research and outreach.
Building Automation Services provides services to monitor, operate, maintain, improve and expand the campus wide BAS networked controls, graphics and alarm management systems. Major building components effected are heating, ventilation, cooling and refrigeration. Buildings included are used for instruction and research and contain technologically advanced and bio-safety level III containment and drug manufacturing facilities all of which are utilized in research on the campus.
Position Summary
This position exists to develop, operate, and modify automated control sequences and hardware associated with mechanical system components. This position regularly makes complex operational decisions at levels that require the interpretation of variables from multiple sources. The result of such decisions balances the mandated energy policy and code compliance with a building environment conducive to safe and productive occupancy.
Secondary duties are to provide technical advice, trend study analysis, and programming assistance to energy services contractors, as well as in house staff. Design and apply alternate controls sequences specifically for the purpose of energy savings. Provide integration assistance with third party equipment and software manufactures as a means of data collection and control associated with energy savings opportunities
Minimum Qualifications

A combination of related education and/or relevant technical experience installing and operating HVAC and/or lighting control systems and related work assigned equal to two (2) years.

Duty/Responsibility
Respond to work orders that require immediate attention to buildings on multiple campuses: Main Campus, South Campus, East Campus, and the ARDEC Campus. These DIN (Do It Now) calls demand that the tech has knowledge in multiple disciplines including HVAC , Electrical, TAB , Telecom, HVAC system knowledge, and device/controller knowledge.
Assist various trades in their tasks and duties related to buildings on all of the campuses: Main Campus, South Campus, East Campus, West Campus, and the ARDEC Campus. Controls Technicians will continually be used as a resource to other trades in wide range of ways; such as overriding and manipulating equipment for motor/pump technicians, or overriding and manipulating steam equipment for plumbers, or assisting HVAC technicians with anything from device and controller issues to system manipulations using multiple controls vendors’ equipment on the different campuses. Technicians will assist in monitoring and responding to Iconics Alarm Management alarms.
Be able to navigate all three of the “front end” applications (Envision, Extend Architecture, and Insight) for the three controls vendors: Alerton, Johnson Controls, and Siemens, on all of the campuses of Colorado State University. Must be able to identify, troubleshoot, and diagnose any alarms or issues that other controls technicians, or technicians of other trades, may need assistance in dealing with through the front end programming applications.

Duty/Responsibility
There is a constant need on all of the campuses to keep the controls programming and hardware devices at the most advanced level. The campuses of Colorado State University have a unique quality in that they house programs and devices that range from forty years old to the most recent releases.
Controls technicians will be able to seamlessly transition from older devices to new devices. In order to do so, the technician will be able to update old drawings, or create new, accurate control drawings, which will include at the very least of flow layouts, points schedules, sequence of operations, and wiring diagrams for each controller that is to be retrofitted. Also, with the updated controllers, the programs will need to be updated to match their controllers, i.e. DX programming will be updated into FEC programming for Johnson Controls’ devices, and the technician will need to have a comfortability with accomplishing the task.
Controls technicians will also need to have an understanding of changing out the old devices with the new devices, and the steps involved in correctly doing so. They will need to know how the devices work, and how to move hardwire points from controller to controller. Upon installation of the hardware, the technician will need to then know how to get the controllers onto the BAS Network, and the steps involved with getting the device to communicate across the telecommunication networks.
Controls technicians will be proficient in commissioning the new devices, to insure that they are functioning properly with their new programming and that all parts of the controlled system are operating as desired by the new controller. The technician will need to then be able to troubleshoot, and address any issues that could arise after the upgrade.

Create, Modify, and simulate control programs such as Alerton BACnet devices on campus using VisualLogic and other controls programming tools. Download and test functionality of modifications to insure operation. Map all associated points to operator workstation in Compass.
Control technician will assist in-house mechanical engineers with retro-commissioning HVAC system projects on campus to ensure that they are functioning properly. This consists of reviewing current control programs in controllers and change the program to meet the mechanical engineer’s desired intent, writing up detailed sequences of how the system operates, diagnose any troublesome problems they may have during the process and address any issues that could arise or coordinate the appropriate trades to resolve the issue.

Utilize software that is essential to build and adjust alarming and trending for Alerton, JCI , and Siemens systems installed in buildings on campuses. Able to build and adjust trends used to monitor both long term and short-term issues for every point on every system in every building. Able to make minor modifications and manipulate graphics that reflect all of the buildings and their systems, which is an essential tool for all of the controls technicians, and HVAC technicians, as well as many other personnel throughout Facilities Management and their contracting peers.
