POSITION SUMMARY

The Engineering Manager is responsible for oversight of the operation and maintenance of all building equipment and systems, including mechanical, electrical, plumbing (MEP), fire life safety (FLS), and EHS programs, as well as all required Bedrock engineering hourly teammates and contractors in the performance of these responsibilities. The Engineering team also drives green and sustainability initiatives by using the best technologies available and continuously working to lessen our carbon footprint.

ESSENTIAL FUNTIONS

Becomes familiar with all Bedrock Engineering programs and standards. As outlined in the Property Management Standards Manual.

Ensures that Bedrock standards are maintained and addresses any deficiencies.

Provides support to ensure compliance with all governmental codes, laws, and regulations.

Considers and takes measures to reduce the environmental impact from building operations.

Directs Engineering and operational programs to ensure maximum equipment life, reliability, and efficiency of all property mechanical systems, which include but are not limited to:

Plumbing

Electrical

HVAC (including auxiliary equipment)

Operation of Integration Control Systems (BMS)

Ensures departmental compliance with all fire/life safety, health/safety, and environmental codes, laws, and policies.

Provides the Engineering staff with proper equipment and tools.

Participates in the preparation of annual budgets and daily cost center account activity working with the property management team.

Maintains inventory control programs with appropriate parts stocking levels and accurate and timely records of receipts and issues.

Purchases parts and supplies according to company policy and approved budget guidelines.

Maintains good tenant relations by insuring written procedures for timely response to tenant and property service requests are adhered to.

Maintains tenant comfort and satisfaction within controllable environmental conditions.

Insures Engineering team tests, keeps records and maintains emergency equipment in good working order.

Monitors metered tenant utility billings.

Monitors tenant construction and ensures building and systems integrity and standards adherence

Monitors building energy use, produces reports, and proposals, and maintains energy management programs working with Property Management

Maintains current and historical preventive maintenance records on all mechanical equipment.

Supervises and coordinates activities of assigned engineering staff.

Interviews, trains, evaluates and counsels assigned Engineering staff on performance.

Monitors and approves time sheets for assigned Engineering staff.

Trains Engineering staff in all trades, building systems, and equipment function and purpose.

Controls Engineering activities and building mechanical systems in emergency situations.

Evaluates, recommends, and monitors contract service providers.

Maintains ethical, professional, and courteous relations with contractors.

Ensures compliance with all governmental, city, state, and federal codes, laws, and regulations.

Complete all requirements of the Bedrock Engineering Training Program.

Regular and routine onsite attendance.

All other duties as assigned by Bedrock Leadership.

POSITION REQUIREMENTS

A minimum of five years of experience with progressive career advancement in an Engineering Leadership/Management capacity.

Bachelor’s degree in mechanical engineering or related field, (preferred)

Must have and maintain a valid state issued Driver’s License and an acceptable driving record.

With proper advance notice, various shifts and or days may be required based on team scheduling needs.

POSITION QUALIFICATIONS

Ability to apply principles of rational systems to solve practical problems and deals with a variety of concrete variables in situations where only limited standardization exists.

Ability to determine time, place, and sequence of operations or action to be taken based on analysis of data; executes determinations and/or reports on events.

Ability to compute discount, interest, profit, and loss, commission, markup and selling price, ratio and proportion, and percentage.

Ability to calculate surfaces, volumes, weights, and measures.

Outstanding Customer Service skills

Excellent verbal and written communication skills

Experience with Computerized Maintenance Management Systems (CMMS)

Advanced computer skills, (Outlook, MS Office Suite, SharePoint)
