Building Maintenance Assistant Supervisor
We are seeking a **_Building Maintenance Assistant Supervisor._** **Specific Duties & Responsibilities** + Prepare, schedule and supervise the work layout for the maintenance, alteration and repair of building structures and components. + Perform carpentry, roof, paint and lock shop tasks. + Keep records of time and materials used for each job. + Supervise carpentry, roof, paint and lock shop jobs requiring a high degree of skill. + Provide assistance on complex jobs. + Provide estimates of personnel and material required for a job. + Assign carpentry, roof, paint and lock shop jobs, oversee masonry work. + Requisition materials from warehouse or purchases materials from suppliers. + Inspect scaffolding and hazardous work to ensure proper safety measures are being observed. + Keep records and compiles reports of work performed by carpentry crew. + Plan and schedule projects, estimate time and materials, supervise subordinates, maintain records and file and prepare reports. + Review all work orders before and after completion. + Provide mentoring/training to staff members + Assist in Hiring and training new employees. + Developing training materials and conducting training sessions and workshops. + Monitoring both individual and team job performance metrics through Maximo (CMMS). Inform supervisors of completed and outstanding work orders. + Schedules, assigns responsibility, reviews and evaluates the work of assigned staff. Takes corrective action, demonstrates leadership in evaluating, developing and motivating employees. + Assisting with other administrative tasks, when required. + Attend and participate in meetings regarding work to be done; attend training classes. + Must have the ability to respond to emergency needs 24/7 as required. **Knowledge, Skills & Abilities** + Thorough knowledge of the common practices, tools, terminology and safety precautions of the carpentry trade; thorough knowledge of the use and characteristics of common building materials. + Skill in the use of carpentry tools and wood working equipment. + Ability to prepare and work from sketches, drawings, plans or specifications; ability to follow oral and written instructions. + Ability to rig scaffolds. + Ability to plan and supervise the work of subordinates. + Ability to establish and maintain effective working relationships with associates. **Minimum Qualifications** + High School Diploma, GED, or equivalent. Certifications or professional license preferred. + Six years’ experience in the indicated field, including 2 years’ experience in a similar supervisor/lead role. + Experience with liaising between management and employees. + Exceptional ability to motivate employees and foster teamwork. + Proficiency in monitoring and reporting job performance metrics. + Knowledge of word processing, spreadsheets, excel (Microsoft products) + Valid driver’s license required. **Physical Requirements** + Significant standing, walking, moving, climbing, carrying, bending, kneeling, crawling, reaching, handling, pushing, and pulling. Ability to lift up to 75 lbs. + Reasonable accommodations may be made to enable individuals with disabilities to perform the essential tasks. **Special Requirements** + Possession of a valid driver’s license.
