We are seeking a skilled and experienced Building Maintenance Engineer to oversee the maintenance and preventive maintenance plans for a high-rise condominium. This position requires a proactive and detail-oriented professional who can ensure the smooth operation of all building systems, maintain compliance with safety and regulatory standards, and collaborate effectively with on-site management and external vendors. The Building Maintenance Engineer will work closely with the On-Site Manager, report directly to the Field Service Director of Associa OnCall, and provide updates to the Community Board as needed.
\nKey Responsibilities:\n\n\nPreventive Maintenance & Repairs: Develop, implement, and manage a comprehensive preventive maintenance program for the condo’s mechanical, electrical, and plumbing (MEP) systems, elevators, fire/life safety equipment, HVAC systems, and other critical infrastructure.
\n\n\nHVAC & Mechanical Systems: Oversee the operation, troubleshooting, and repairs of heating, ventilation, and air conditioning systems to maintain optimal building performance.
\n\n\nPlumbing & Electrical: Perform routine inspections, maintenance, and minor repairs of plumbing fixtures, electrical panels, generators, and other essential systems.
\n\n\nElevator Systems: Coordinate with third-party elevator contractors to ensure compliance with regulatory requirements and maintain optimal performance of all vertical transportation.
\n\n\nFire & Life Safety: Conduct regular inspections and maintenance of fire alarms, sprinkler systems, emergency lighting, and other life safety equipment to meet local and state regulations.
\n\n\nBuilding Envelope Maintenance: Monitor and address issues related to roofing, façade, window systems, and waterproofing to prevent leaks, deterioration, or structural issues.
\n\n\nVendor & Contractor Management: Work with external service providers for specialized maintenance, repairs, and compliance inspections while ensuring cost-effectiveness and quality control.
\n\n\nCommon Area & Amenity Maintenance: Ensure the upkeep of lobbies, hallways, fitness centers, pools, parking garages, and other shared spaces to maintain high community standards.
\n\n\nRegulatory Compliance & Safety: Stay updated on building codes, environmental regulations, and best practices to ensure adherence to all federal, state, and local requirements.
\n\n\nEmergency Response: Serve as the primary point of contact for building emergencies, power outages, leaks, and system failures, providing rapid response and mitigation solutions.
\n\n\nBudgeting & Reporting: Assist in the preparation of maintenance budgets, tracking expenses, and providing reports to management and the community board.
\n\n\n RequirementsQualifications & Skills:\n\n\nExperience: Minimum 5+ years in building maintenance, engineering, or facilities management, preferably in a high-rise residential or commercial setting.
\n\n\nTechnical Knowledge: Strong understanding of HVAC, plumbing, electrical, elevator systems, and general building operations.
\n\n\nCertifications: Preferred certifications include HVAC, EPA Universal, CFC, OSHA 10/30, or Building Operator Certification (BOC).
\n\n\nProblem-Solving: Ability to diagnose mechanical and electrical issues and coordinate appropriate solutions.
\n\n\nProject Management: Experience overseeing maintenance projects, contractor work, and capital improvements.
\n\n\nCommunication & Customer Service: Strong interpersonal skills to work effectively with residents, vendors, board members, and management.
\n\n\nTechnology Proficiency: Familiarity with computerized maintenance management systems (CMMS) and standard office applications.
\n\n\nAvailability: Ability to respond to emergency calls during off-hours as needed.
