**Job Title** Building Operations **Job Description Summary** **Job Description** Essential Functions: + Troubleshoot HVAC equipment (AHU’s, FCU’s, pumps, exhaust systems, etc.) to determine problems and perform necessary repairs. + Maintain HVAC equipment on an ongoing basis as part of the facilities preventive maintenance program. + Perform other related duties as assigned such as snow removal, assisting other tradesmen, and emergency repairs. + Adhere to established HVAC work order preventive maintenance schedule. + Perform assigned functions ensuring required, requested, and planned repairs, modifications, installations, renovations, and other general maintenance activities are properly accomplished in a safe, efficient, and timely manner. + Maintain records, reports, recommendations, evaluations, etc., reflecting the conditions under which general building maintenance operations are performed. + Utilize the Computerized Maintenance Management System (CMMS) to coordinate working conditions with planning personnel and track resources/expenditures for all work performed. + Initiate the purchase of parts, materials, equipment, supplies, etc., in accordance with company procedures and provide technical assistance when required to facilitate such purchases. + Work with other trade skill sets to complete work orders to trade standards and customer expectations. + Willing to continue both formal and informal training in the present skill set to maintain knowledge of the latest technologies. Additional Functions: + Use hand tools, measuring instruments, and other equipment necessary to perform the job. + Must be able to follow written and verbal instructions. + Perform other duties as assigned within a team-oriented environment. + Willing to work overtime as needed. Operating Skills, Knowledge, and Abilities: Training & Education Requirements: + High School graduate, GED, or equivalent experience. + Ability to plan and organize work. + Must possess a valid state driver’s license. + Maintain knowledge in the latest equipment and technologies. + Demonstrated mechanical aptitude, math ability, and a positive attitude. Experience Requirements: + Minimum three (3) years experience as a maintenance millwright in a commercial/industrial facility.
