Responsibilities

As a Building Operator with Hines, you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld. Ensure that the tenants have a safe and comfortable work environment. Responsibilities include, but are not limited to:

 

Respond to tenant service requests (such as heating/cooling calls) and emergencies, in a professional manner

Perform daily rounds and log readings

Complete preventive/demand maintenance tasks on HVAC, plumbing mechanical and life safety systems

Start-up/shutdown and operation of major building equipment

Ensuring maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)

Perform minor repairs: replace washers/faucets; clear sinks, toilets and drains; clear grease traps/sumps; re-pack valves; replace pumps/motors; reset breakers, etc.

Ensure that mechanical rooms and all other work areas are kept in a safe, clean, and organized state. Including completing any required painting

Demonstrate a proficiency in the proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.).

Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.

Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state. Including completing any required painting

Work in compliance with Occupational Health and Safety Act and other applicable codes

Escalate unusual events/occurrences to supervisor

Conduct generator tests

Qualifications

Minimum Requirements include:

 

BES diploma; 3rd or 4th class Operating Engineer; or Ontario trades certification of qualification

Two or more years of experience in the operation and maintenance of facilities

Interact with employees, visitors, and contractors with poise and diplomacy.

Understand policies and procedures of the company and of the assigned property.

Proficient in computer skills to effectively administer and implement changing requirements within the engineering programs.

Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.

Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.

Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.).

Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc.

Understand correct usage of all personal safety equipment.

Able to perform mathematical computations related to building operations for problem solving building comfort and operation issues.

Communicate effectively, both verbally and written.

Maintain calm demeanor in emergency situations.

Work indoors approximately 80% of the time and outdoors approximately 20% of the time.

Use olfactory, auditory, and visual senses.

Work standing all day.

Ability to lift 50 lbs. or more.

Climb up and down stairs and ladders.

Access remote work areas and confined spaces (i.e., crawl spaces, roofs).

Use full range of manual dexterity (i.e., sitting, squatting, bending, kneeling, walking, and lifting).

Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and some holidays.

Work overtime as business needs deem appropriate.
