In Depth
As a graduate, you’ll follow a diverse rotational programme working on different facets of our customer infrastructure in central London. The signature building you will be working on has state of the art technology aimed to provide world class customer experience. The role predominantly focuses on performance of the building in the realms of energy management, sustainability measures and asset performance and you will be championing these facets and provide practical engineering solutions to any deviations around the building’s performance. This is a practical, hands-on programme supported by experienced team members to help you at the start of your career in workspace management. You will be joining a team of highly skilled engineers where the team strive towards excellence for our customer. Throughout the course of the programme, you will be supported and mentored by the Building Performance Director who will be responsible for setting objectives, goals and monitoring your progress. You will act as the custodian to deploy a BGIS Building Performance framework aimed at monitoring, measuring and intervening on any infrastructure performance deviations. You will be exposed to building analytics, BMS and Energy Management platforms and asked to utilise your analytical skills to ascertain patterns and anomalies. You will work closely with the on-site engineering team to enact interventions and oversee any performance improvement programmes. As part of the programme, you will be responsible for producing a gap analysis around in-use sustainability frameworks such as BREEAM, WELL, RESET, NABERS or Design for Performance and produce the roadmap to achieving the customer’s preferred standards.Purpose of Job
The building performance engineering graduate will combine the responsibilities and duties for delivering energy performance, energy wastage and HVAC & Electrical installation efficiency of a highrise infrastructure. The 24-month programme encompasses rotational programme exposing the candidates to various facets of engineering from strategic to tactical aimed to delivery performance measures of the building. The ultimate objective is to prepare the building for sustainability accreditation through process, interventions and technology.
Key Responsibilities and Duties
Responsible for tactical delivery of BGIS building performance framework which involves identifying performance deviations from the design and intervening to mitigate issues. Act as the Subject Matter Experts (SME) for the operational strategy of the BMS and HVAC systems to ensure the performance of the assets are maintained as per the design. Act as the primary super user of the smart analytics platform on site and manage alerts and triage them in a timely manner. Act as the custodian of BGIS intervention management process and ensure they are up to date. Support, contribute and learn BGIS smart systems AMI and Remote Command Centre (RCC). Responsible for enacting BMS and performance-based interventions identified through assessment to reduce energy wastage and optimise energy consumption. Perform Deep Dive Audits on the existing HVAC and Electrical Systems and identify opportunities / design gaps for optimisation through precise and actionable recommendations. Monitor thermal comfort across the building and ensure the landlord equipment’s are providing the appropriate heating, cooling, and primary air as per building specifications. Investigate and provide close out plan to minimise the design gaps. Act as the gate keeper for maintaining buildings design operations (DESOPS) and provide appropriate change control process, identify, and remediate any deviations from the building’s DESOPS. Responsible for the tactical delivery of amending the BMS time schedules for Void Spaces identified. Create training module and act as the lead in rollout of site-based building performance awareness programme. Monitor BMS user and their access level through implementing robust change control process and identify any anomalies, e.g., dormant users, misuse. Support and provide technical guidance the ongoing development of data integration programme across the estate. Monitor consumption meter data quality and triage accordingly for remedial action. Undertake gap assessment and provide recommendation to the customer around sustainability frameworks such as BREEAM, WELL, NABERS or Design for Performance. Lead and act as the sustainability framework champion for the infrastructure and work closely with customer’s sustainability team. Build a strong engagement with operational team with the support of BGIS Building Performance Director. Champion the deployment of innovative programmes in the realms of energy, sustainability or engineering. Any other responsibilities required by the Line Manager.Qualification/ Training
