Maintenance Superintendent
\n\nThe Maintenance Superintendent is responsible for the operation of the physical site, including preventive, response, emergency and routine maintenance throughout the property. Assist the On-site Manager in maintaining the physical condition of the entire property. He/She is responsible for the maintenance issues listed below and under the supervision of the on-site Community Manager.
\n\nAmong the specific responsibilities of the Superintendent is the following, but not limited to:
\n\nRoutine preventive maintenance of all equipment and systems, performed according to predetermined schedules and items not covered by outside contractors.\nPrioritizes Service Requests.\nClear trash shoots as needed and change out the compactor dumpsters when full. Cut down boxes and keep the trash room clean and clear of debris. Take out the roll-out dumpsters three times a week for pickup.\nLocate any water leaks from plumbing or failed water heaters. Shut off water if needed. Notify the appropriate people to repair the problem. Cut access holes if necessary, conduct the remediation efforts, water removal and drying.\nRegular inspection of the property along with the on-site Property Manager.\nMaintenance and repair of the various systems throughout the property.\nRepair and maintenance in the common areas in response to specific requests for service from unit owners or at the Manager’s direction.\nResponsible for on-call duties on a rotation basis.\nMaintain emergency telephone listing of vendors.\nReport to manager next business day what calls were handled and if any follow up is needed. Report significant emergencies immediately.\nMeets with Community Manager to schedule and report on status of all scheduled work.\nLight Janitorial duties to maintain high standard of cleanliness.\nEstablishes and follows preventative maintenance schedule.\nSnow removal, landscaping, and grounds care not performed by outside contractors.\nMaintain an adequate inventory of necessary supplies and parts as well as an inventory control system.\nMaintain site equipment and tools.\nReports to Community Manager on all rules violations that are witnessed during course of the work day.\nAssist site Manager with preparation of operating and maintenance budget line items.\nReplace bulbs, set timers, clean and test pool.\nComplete Property Manager’s action list developed after a comprehensive property tour and/or insurance inspection.\nPerform all maintenance projects as directed.\nEnsure compliance with all safety and security protocols.\nContinually inspects property and grounds. Record any deficiencies, and under the direction of the Property Manager, take the necessary action to correct. Notify the Property Manager of any major maintenance problems and recommend possible solutions.\nClear the grounds of refuse and debris when inspecting.\nRemoves pet excrement when necessary.\nContinually analyze maintenance operations with attention to cost reduction and present recommendations to Property Manager.\nAdhere to all purchasing policies.\nHave knowledge regarding meter cutoffs/shutoffs, water valves and sewer cleanouts.\nMake certain that adequate lighting is maintained and storage areas and entrances are secured at all times.\nPaint common areas when necessary.\nWalk building - check for lights out and change as needed.\nAssist with any such assigned duties per request of Property Manager.\nSupervise move-ins and move-outs by padding elevator and covering floor. Notify manager of any unauthorized moves.\nCheck laundry rooms daily to make sure all machines are operable. Report any problems to manager.\nHelp keep walkways and entrances free from snow and ice in winter.\n\n\n\n\n Requirements\nQualifications
\n\nHigh School Diploma or GED Required\n7 – 10 years of directly related or closely related experience\n3 – 5 years of Management and/or Supervisory experience\n0 – 3 years of Community Association experience\nKnowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level. Knowledge of company policies, procedures and forms at a proficient level.\nKnowledge of State or local governmental safety requirements.\nKnowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of OSHA worksite and personal safety requirements.\nConfidentiality and discretion in the performance of all duties and responsibilities\nTime management and time critical prioritization skills.\n\n\n
