Building & Utilities Manager
Purpose of the role
Lead maintenance and technical services of all factory areas, buildings and utility equipment in accordance with safety and environmental requirements for the purpose of ensuring availability of all necessary resources for production and other equipment.
Responsibilities
CapEx Projects suppor
Support safe, effective and timely implementation of capital investment projects at factory (support Engineering Manager with Installations, conversions, filter making, B&U, power and automation equipment). Performs control of contractors during insatllation/construction stage.KPI's Responsibility
Responsible for planning and control of Maintenance budget for engineering department: monthly, yearly budget preparation for maintenance and energy. Reporting the budget to engineering depratment manager. Participates in ASP proccess. Be accountable for for energy consumption for facilities. Initiates and realizes necessary actions for achievement of set KPI's. Create purchase orders in SAP for Maintenance and control payments for suppliers.Production Process Responsibility
Support all facility maintenance corrective and preventative activities: ensuring that all building and utilities equipment (including Electrical systems, lightning, grounding, HVAC, fans, AC units, air compressors, boilers, pumps, filters, heat exchangers and etc.) and engineering systems meet present and future needs in terms of efficiency, machine utilization, capacity utilization. Ensure reliable electrical supply, provide production and transportation of necessary energy resources: compressed air, gas, conditioned air for production, warehouses and administration areas. Ensure full compliance with local legislation, company policies and ISO requirements and procedures. Design, implement and maintain effective applicable Maintenance systems and processes, to further improve productivity, efficiency, energy consumption and reduce cost. Cooperates with responsible functions and provides managerial support to engineering department during cooperation with: Procurement, Financial, HR, EHS, Quality, Production, MS departments and ect.IWS
Develop the operating teams’ technical understanding and capability. Act as Cell Lead for Building and Utilities. Be responsible of the following DMS (Daily Management Systems): CIL (Clean, Inspect, Lubricate), IE (Incident Elimination), DH (Defect handling), 90 days plan, DDS (Daily direction Setting). Attend DDS (Daily Direction Setting) Meetings and spread IWS DDS structure according to deployment plan. Coordinate all technical activities with Environment Health & Safety guidelines and ensuring 5S3R standards. Coordinate implementation of technical activities within Utilities coordination with given directions by the superior. Particpate in LE pillar/assgined SWP and doing all action required from the PDCA's. Following the qualification process for the Cell lead skills role.Talent Managament Responsibility
Performs management of direct reports: tasking, training needs, job description preparation, motivation and control. Ensures availability of licenses and certificates required by local legislation for direct reports for safe operation on hazardous equipment.Financial Responsibility
Perfom necessary actions to establish assets and spare parts management: SAP, ordering process and write off.
Requirements
Bachelor’s in Engineering or related field. 5+ year in managerial position, with experience of maintenance management in industrial factories, good knowledge and experience on machinery, building and utilities standards, EHS. Fluency in English (Oral and written).

Above average communication skills (verbally and written).
Proficient Computer skills (word, excel, AutoCad and power point).
