JOB SUMMARY: This position is generally responsible for prospecting, negotiating, and acquiring land suitable for current DMCI Homes development, as well as development of new business models.

QUALIFICATIONS

Graduate of Management or Business Courses Minimum of 5 years’ experience in real estate management, 2 years minimum of which were in a supervisory capacity

DUTIES AND RESPONSIBILITIES

Prospecting of Land Assess properties for suitability to development of current and new products. Review the historical and preliminary legal investigations done for prospective land. Compare properties in a locality, formulate strategies to develop in a locality. Facilitate group site inspections where needed to ascertain and assess features of prospective land. Review market data. Identify new prospective localities. Review financial feasibility studies for prospective land. Review reports and document assessments, research, and communications pertinent to prospecting and come up with recommendations. Present land prospects to management. Negotiations for Various Transactions Review legal and technical due diligence reports for prospective land, formulate actions/strategies to address findings. Coordinate with all stakeholders and come up with contracts and documents that manage the acquisition risks. Generate reports and document assessments, research, and communications pertinent to negotiations. Facilitate negotiations with the land owners and offerors to reach acquisition target. Present recommendations to management. Land Acquisition Facilitate the necessary contract milestones, including the monitoring and escalation of issues and corrective actions. Secure original documents of acquired land and coordinate safe keeping of said original documents. Manage land transaction refunds, secure checks. Monitor requests and memoranda to other departments. Generate reports and document assessments, research, and communications pertinent to acquisition. Research and Product Development Conceptualize new products or business models, identify new sources of revenue. Research and conduct pre-feasibility studies for new products or business models. Generate reports and document assessments, research, and communications pertinent to formation of new products or business models. Present proposals to management. Other Duties Provide direction and guidance to direct report/s, team. Manage career development of direct report/s. Validate output of direct report/s.
