Category Maintenance Manager- Exterior Maintenance

POSITION SUMMARY:

The Category Maintenance Manager- Exterior Maintenance is responsible for overseeing and supporting all exterior maintenance activities at our retail locations across the United States and Canada. This role involves coordinating with vendors, ensuring compliance with maintenance standards, managing budgets, and providing exceptional support to ensure the exterior appearance and functionality of our retail locations meet company standards. The ideal candidate will have a strong background in facilities management, vendor relations, and budget management.

ESSENTIAL FUNCTIONS:

Identify, evaluate, and establish relationships with vendors and contractors for exterior maintenance services, including landscaping, parking lot maintenance, snow removal, and other related services.Develop and implement a comprehensive exterior maintenance plan for all retail locations.Schedule and coordinate regular maintenance activities, inspections, and repairs.Respond promptly to urgent maintenance issues and coordinate timely resolutions.Develop and maintain maintenance standards and protocols to ensure consistency across all locations.Conduct site visits and inspections to ensure compliance with company standards.Maintain accurate records of maintenance activities, vendor performance, and expenditures.Collaborate with store managers and regional facilities managers to address specific maintenance needs and concerns.Communicate effectively with internal stakeholders and external vendors to ensure alignment and timely completion of maintenance tasks.Develop and implement a strategic maintenance plan that aligns with the company’s long term goals and objectives. Create a 3-year outlook on the life cycle for all maintenance equipment, identifying key milestones, potential risk, and necessary interventions.ALL OTHER DUTIES AS ASSIGNEDOffice Location: Base Camp- Springfield, MO

EXPERIENCE/QUALIFICATIONS:

Minimum Degree Required:    Bachelor's DegreePreferred Degree:  Bachelor's Degree in Facilities Management, Business Administration or related field preferred.Years of experience:   Minimum of 3-5 years of experience in facilities management, with a focus on exterior maintenance.

KNOWLEDGE, SKILLS, AND ABILITY:

Proven experience in vendor management and contract negotiation.Excellent budget management and financial analysis skills.Strong organizational and project management skills.Ability to work independently and manage multiple priorities in a fast-paced environment.Excellent communication and interpersonal skills.Proficiency in maintenance management software and Microsoft Office Suite.

TRAVEL REQUIREMENTS:

Ability to travel as needed to retail locations across the US and Canada.

PHYSICAL REQUIREMENTS:

Regularly: Computer Work, walking, sittingOccasionally: Standing, lifting up to 50 lbs.

INDEPENDENT JUDGEMENT:

Performs duties within scope of general company policies, procedures, and objectives. Analyzes problems and performs needs assessments. Uses judgment in adapting broad guidelines to achieve desired result. Regular exercise of independent judgment within accepted practices. Makes recommendations that affect policies, procedures, and practices.
