For information about ABM’s benefits, visit ABM 2024 Employee Benefits | Staff & Management (https://www.abm.com/wp-content/uploads/2023/11/2024-Recruitment-Staff-Mgmt-11.6.23.pdf) . **Essential Duties & Responsibilities:** + Oversee the daily operation and administration of the CMMS software. + Ensure that all data entered into the system is accurate, up-to-date, and properly maintained. + Configure and customize the CMMS to meet the specific needs of the organization. + Input and manage data related to equipment, assets, maintenance schedules, and work orders. + Maintain the accuracy and integrity of the CMMS database + Conduct regular audits of CMMS data to identify and rectify discrepancies. + Monitor the progress and completion of work orders to ensure timely and efficient maintenance. + Coordinate with maintenance technicians and supervisors to resolve any issues related to work orders. + Generate regular and ad-hoc reports on maintenance activities, equipment performance, and system usage. + Utilize CMMS and other relevant systems to collect and analyze operational data. Identify trends, patterns, and anomalies to uncover insights and opportunities for process improvement, cost reduction, enhanced service delivery and opportunities for cost savings. + Stay updated on industry trends, best practices, and emerging technologies related to operational analysis and data management. Share insights and knowledge with the team to drive continuous improvement. + Identify and collaborate with cross-functional teams to identify and implement process improvements based on data analysis and best practices. Streamline workflows, reduce operational inefficiencies, and enhance overall performance. + Act as a primary point of contact for clients regarding operational performance and analysis. Foster positive relationships, address concerns, and provide exceptional customer service to ensure client satisfaction. + Provide insights and recommendations based on data analysis to improve maintenance processes and strategies. + Fill the role of PSKU (Process System Key User) to provide technical support and troubleshooting assistance to CMMS users. + Conduct training sessions for new users and ongoing training for existing users to ensure effective use of the CMMS. + Develop and update user manuals, training materials, and documentation. + Participate in the evaluation, selection and implementation of new CMMS software or modules as needed. + Develop and enforce standard operating procedures (SOPs) for CMMS use and maintenance activities. + Monitor and analyze account KPIs and SLAs to ensure compliance and identify areas for improvement. Establish benchmarks, track performance, and provide regular reports to clients and internal stakeholders. Additional functions and requirements may be assigned by supervisors as deemed appropriate. **Qualifications - Education and/or Experience** + HS diploma or equivalent required + AS or BS in supply chain, inventory, manufacturing, engineering, computer science, or a related field. Equivalent work experience may be considered + 3+ years of experience in operational analysis, preferably in a facilities management or related industry. + Proven experience working with CMMS software (e.g., Planon, Maximo, Infor EAM, SAP PM) preferred. + Strong analytical and problem-solving skills, with the ability to collect, interpret, and synthesize complex data. + Proven experience working with Building Automation Systems (Siemens, Tridium, etc) preferred. **Knowledge / Skills** + Proficiency in using CMMS and other data management systems. Knowledge of data visualization tools is a plus. + Strong attention to detail, accuracy, and follow through + Strong understanding of maintenance processes, asset management, and reliability principles. + Proficient in data analysis and reporting tools. + Excellent problem-solving skills and attention to detail. + Strong communication and interpersonal skills. + Ability to train and support users with varying levels of technical proficiency. + Enthusiastic, with a drive for results + Ability to work independently, act as a team player, and wear multiple hats as needed. + Ability to multi task and work in a fast-paced environment + Proficiency in Microsoft Excel, PowerPoint, and other relevant software applications. + Capable of working in a deadline-oriented environment **Work Environment:** This position works both on the facility floor and in the office setting. While performing the duties of this Job, the employee is frequently exposed to wet and/or humid conditions and extreme heat. The employee is occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; outside weather conditions, and risk of electrical shock. The employee will be climbing ladders, rooftops, and high places. PPE required will be provided for work within the facility.
