Description
Under general supervision of the Building Official the Combination Building Inspector performs skilled work in all phases of residential and commercial building inspections; enforcing laws relating to new construction, alteration, removal, and demolition of buildings and structures to ensure compliance with building codes, laws and regulations.
Combination Building Inspector II
This classification is distinguished from the entry level class in that incumbents work under limited and/or moderate supervision and have obtained certifications and licensure to inspect and review a combination of structural elements in multiple disciplines or trades. The Combination Building Inspector II performs all duties of the Combination Building Inspector I in addition to the following:
Principal Duties
1. Ensure compliance of building codes, laws, and regulations by performing internal and external building inspection duties involved in the enforcement of building related codes of public and private construction, improvements and demolition
2. Inspect on-site electrical, building, and mechanical work for conformance with City codes; enforcing City building, electrical, energy, and mechanical ordinances.
3. Prepare and issue code violation notices, according to established policy, advising owner and contractor of necessary corrective action and following through for compliance.
4. Review and interpret approved construction plans, specifications and special provisions as a basis for monitoring construction activities.
5. Provide code interpretations and other essential information to contractors and the general public about building requirements and inspection procedures.
6. Prepare reports and maintain files of inspections and issued permits and citations.
7. Perform other related duties as assigned.
Additional Job Duties - Combination Building Inspector II
1. Inspect on-site plumbing, gas, and lawn irrigation system work for conformance with City codes; enforcing City plumbing ordinances.
2. Perform other related duties as assigned.
Qualifications
Required: High school diploma or GED equivalent and two (2) years of related experience in the construction field; or an equivalent combination of education and experience
Possess and maintain a valid State of Texas Driver’s license
Knowledge of practices and techniques used in carpentry work, building construction, electrical work, plumbing work, and air-conditioning and heating work
Ability to accomplish inspections in difficult to maneuver inspections areas (crawl spaces, attics, ladder only access areas, etc.)
Ability to obtain certification from the International Code Council as a residential energy plans examiner/inspector as required by the department career development plan
Ability to obtain certification from the International Code Council as a commercial energy inspector as required by the department career development plan
Ability to obtain State of Texas Plumbing Inspection License as required by the department career development plan
Preferred: Journeyman or Master Licensure in any construction trade
Building related certification(s) from a model code organization
Previous building inspection work experience
Combination Building Inspector II candidates must meet all minimum qualifications of the Combination Building Inspector I, in addition to the following:
Required: High school diploma or G.E.D. equivalent and four (4) years of related experience in the construction field, or an equivalent combination of education and experience
State of Texas Plumbing Inspection License
Certification from the International Code Council as a residential energy plans examiner/inspector
Certification from the International Code Council as a commercial energy inspector
