Position Overview
The Commercial Project Manager is responsible for managing multiple commercial projects from the point of sale through final project close-out to maximize customer satisfaction, and project profitability. May contribute to project acquisition efforts in partnership with sales staff. Represents the Pella branch across all project phases, with primary responsibility during the construction phase of commercial building projects including ensuring a first class experience with customers relating to installation, service, and project close-out.
Responsibilities/Accountabilities includes the following, but not limited to:
Project Management
Provide necessary in-house and field support for prospective and ongoing projects Oversee delivery and installation with customer and installer Establish deadlines, assign responsibilities, monitor and summarize progress of projects throughout completion. Identify solutions to unforeseen challenges that arise during the project cycle Must attend pre-installation meetings to ensure contractor, architect, and installers all understand how to install Pella products in line with the shop drawings or published installation instructions Must attend project water tests to ensure product is tested to the standards of the project in conjunction with Pella Corp. witnesses. Managing the documented findings, and either provide solutions to any challenges found as a result of testing or schedule service to complete the findings. Works in tandem with Sales Representative to ensure successful project completion Gives direction to the Sales Rep and or customer regarding RFI, change orders, and submittals after project has been closed and ordered Coordinate sub-contracted labor Ensure lead-safe installation procedures are followed when applicable Provide leadership in support of the sales staff’s project acquisition strategies. Duties may include presenting product or installation technical data, providing product samples, and building or installing sample mock-ups. Proactively uncover service challenges and coordinate with the Service team to provide solutions to the service challenges Promotes and facilitates continuous improvement activities in the department Provide outstanding customer service, oversee and take responsibility of all service events to ensure satisfactory completion when necessary. Work with the project coordinators to provide all close-out documentation at the appropriate timing required (service manuals, warranties, etc.) Manage the relationship with the site supervisors and maintain Pella in good standing with our customers in the field
Ordering/Take-off
When required, conduct an order review comparing a Sales Representative’s take-off against the project’s architectural plans and specifications ensuring compliance. Review any discrepancies with the sales staff. Reviews all bulletins and change order requests prior to bid submission or placing supplemental orders. Work with Sales Representative and/or Pella Corporate Installation team to field measure projects when verification is required in support of take-off and ordering efforts. Recognize potential site problems and identify solutions with on-site personnel and contractor Provide drafting support as needed in coordination with PASS and inside project team

Education and/or Experience
Bachelor's degree from a four-year college or university within the disciplines of Construction or Engineering or an Associate’s Degree within the same disciplines and a minimum two years construction or estimating experience; or an equivalent combination of education and experience. Experience with an AutoCAD drafting program.
Computer Skills
Proficiency with Microsoft® Word, Excel, Outlook and PowerPoint software applications. Will be expected to develop proficiency in Pella proprietary software (i.e. PQM, CRM, etc.) and lead generational tools of Construction Wire and CMD. Ability to compile and decipher information in spreadsheet format.
Language and Communication Skills
Ability to read, analyze, and interpret construction contract documents including architectural drawings, specifications, shop drawings, and construction contracts. Ability to write field reports, business correspondence, and provide others direct instruction related to construction practices and procedures. Ability to speak effectively before groups of customers or employees of organization.

Reasoning Abilities
Ability to solve practical and arithmetic problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to perform calculations using units of money, time, measurement, discounts, interest, commissions, proportions, percentages, area, circumference and volume, etc. Ability to apply basic concepts of algebra, geometry and general business math. Ability to read a tape measure and read scaled architect drawings.
Certificates, Licenses, Registrations
Must be willing to obtain necessary Safety certifications as required by associated construction activities.

Ability and willingness to do physically demanding and potentially dangerous work, including working on the exterior of high-rise buildings on scaffolding, swing scaffolding, and cherry pickers.

The noise level in the work environment may be loud.
Travel
Must posess a valid driver’s license and be in compliance with the Fleet Safety Policy. The vast majority of travel will be local. Must be able to drive to showrooms, job sites and customer/contractor locations and required company functions at various locations.
