Commercial Property Manager - Data Center Colo - Sterling, VA

We are looking for an experienced Real Estate Property Manager to support a large Colo Critical Facility. The Property Manager will be responsible for managing the of the critical facility in accordance with company's policies and procedures. The Data Center is a 7x24x365 a year operation. The Property Manager must have a solid background in property management and accounting. They will be responsible for managing the entire portfolio: operations of the entire Data Center; manage the financial aspect of the site and will act as the interface between client organizations. Position will cover management of: IT Support team, Data Center Facilities Team, local contractors and employees responsible for maintenance and operation of the facility (including electrical systems, mechanical systems, janitorial services, security, and all other aspects of data center facility operations) in accordance with company's policies and procedures. In addition, the candidate shall have a thorough understanding of financial terms and principles with the ability to analyze and conduct financial and business decisions. This position will work closely with the Operations Team and the Property Accountants in ensuring that the highest level of client service, reliability and availability are maintained.
Responsibilities:
Overall Site Manager of technical campusOversee and be responsible for the P/L, planning, budgeting and control of OpEx and CapExPrepare monthly accrual and variance reportsManages accounts receivable/payable, from rent collection and expense payments to lease compliance and reconciliationsResponsible for the compliance of all customer lease agreements to ensure all obligations of the Landlord and Customer are being met and coordinate with the appropriate teams to resolve any issuesPreparation of all official financial and business documentationEffectively communicate with staff at all levels, manage local client relationship and act as the point of contact for the company on-site Oversee the selection and performance of vendor service, including the prep of request for proposals (RFPs) and service level agreements (SLAs)Monitor vendor performance to ensure compliance and standards established in the SLA are being metSupervise scheduling and the on-site management of sub-contractors and vendors, ensuring that all work is performed according to established practices and procedures (SOPs / MOPs) and completed in a timely mannerEstablish performance benchmarks, conduct analyses and prepare reports on all aspects of the critical facility operations and maintenanceSchedule work activities within specified change control / management protocolWork with facility management team to coordinate projects, manage capacity and optimize plant safety, performance, reliability and efficiencyMaintain a constant state of readiness in support of the mission goal of 99.999% uptimeRegularly conduct property inspections and make recommendations to maintain or improve the facilityMaintain a strong relationship with internal partners: Operations and Accounting teams to ensure that all corporate objectives are being metDevelop, coach and counsel team membersActively solicit feedback to ensure all responsibilities, activities and deliverables meet expectationsAssist with Tax Exempt filings (e.g. Sales and Use, Fuel, etc.)Oversee and ensure that all Certificates of Insurance (COI) and Non-Disclosure Agreements (NDA) are current and in placeQualifications:
5-10 years experience in real estate / commercial property managementData Center property management experience highly preferredExperience with Yardi or similar Property Management Software a mustBA/BS, preferably in business, real estate, or finance a plusFluent in financial terms and principals and able to make sound and accurate financial and business decisionsFamiliarity with Accounting software applications Proficiency with Microsoft Office 365 (e.g. Excel, Word, Outlook, Teams, PowerPoint)Able to create and improve complex contracts and other business documentsExperience supervising a technical staffBasic knowledge and understanding of common terms and components related to electrical, HVAC and security infrastructureAbility to function effectively in a fast-paced environment as the facilities are a 24/7/365 day operationAbility and willingness to respond to emails and phone calls after hours in the event of an emergency or to address any urgent business needsStrong organizational skills and detail orientedPrevious experience as a Client Manager; strong customer service skillsStrong verbal and written communications skillsVery strong organizational skills and attention to detailAbility to maintain excellent client and vendor relationshipsA proven record of providing exceptional internal and external customer servicePrevious experience in the Military / Military Veterans a huge plus!
