A position at Xcel Energy could be just what you’re looking for. **Position Summary** Lead and manage real estate transactions within the company's corporate real estate portfolio. Perform full range of administration duties for leases and owned real estate assets. Lead or assist with defining, monitoring, and implementing corporate real estate portfolio and individual site planning strategies, assuring all property locations support strategic goals along with company values and strategic initiatives. Lead capital project management activities as needed. **Essential Responsibilities** + Proactively coordinate with customer and impacted Business Units to develop and implement long-term site plans. Lead/assist with development and presentations of business cases. Prepare, prioritize and monitor corporate property inventory for internal approval, acquisition, disposition or lease. Actively maintains corporate real estate portfolio, showing site status, required maintenance, facility occupancy levels, scheduled capital projects, expansion plans, etc. Evaluate the value of property and recommend solutions to title objections, encroachments, easement and legal actions. + Manage real estate documents and lease administration (both as tenant and landlord) including monthly rent roll, tracking critical lease dates, dispute resolution, file maintenance, documentation and reporting. Monitor and verify lease revenue. Assist with special projects upon request. Forecast, prepare and monitor reports for corporate real estate budget. Provide direction and input regarding annual 5-year budget planning guidelines for leases and real estate services. Conduct inspections of rental properties and review leases for compliance with terms and conditions of agreements. + Manage portfolio of capital projects related to Property Services. Support project teams as real estate expert for all capital projects. + Partner with leadership and other internal stakeholders on complex real estate projects. Research and analyze real estate records in preparation for real estate negotiations and prepare necessary documents to protect, acquire, or divest corporate assets. Manage brokers, surveyors, appraisers, and other real estate professionals and review their work product. Assist with contracts, closings, abstracts, title work and other related processes with real estate transactions. + Support corporate real estate operations by coordinating and reporting resolutions of outside party, customer, tenant and landlord real estate inquiries and issues including contract, costs, budgets, services and performance. Partners in the negotiation and document preparation for sales and leases which comply with corporate policy, internal clearances, FERC regulations and corporate trust indentures. Partner with Legal in gathering necessary title commitments in conjunction with new Indenture and Bond filings. + Interact with municipal authority agencies when zoning, variances, or ordinance issues need to be resolved. Work with community relations and represent the company at local meetings. Act as liaison to other company areas and landlords, serving as subject matter expert regarding corporate real estate properties and leases. **Minimum Requirements** - Bachelor's degree with real estate experience and five years of experience working directly in the real estate field, project management or a combination of education and experience providing equivalent knowledge. - Experience with surveys, city, county, state and federal regulations governing real estate transactions, legal, contracts, title review and curative, project management, computer applications, strong oral and written communication and public relations skills. - Real estate license preferred. **Preferred Requirements:** - Corporate/Commercial Real Estate experience As a leading combination electricity and natural gas energy company, Xcel Energy offers a comprehensive portfolio of energy-related products and services to 3.4 million electricity and 1.9 million natural gas customers across eight Western and Midwestern states.
