Commercial Real Estate Relationship Manager
The Commercial Real Estate Relationship Manager (“CRM”) manages the existing portfolio of commercial investment real estate (“IRE”) relationships and facilitates the origination of new IRE opportunities greater than $5M. The role primarily focuses on growth of existing member IRE relationships and preparing referred requests from the relationship manager team for credit review. 1) Work directly with the Vice President of MBS, relationship managers, and portfolio relationship managers to evaluate and structure loan requests $5M+ to meet targeted growth and concentration objectives for the IRE portfolio. (30%) 2) Collect required financial information, draft narratives, and perform preliminary analysis using form credit templates for new IRE requests, and submit approval recommendations to the credit underwriting team. Leads presentation of recommended credits to the senior executive loan committee for formal approval. (25%) 3) Manages and services an existing portfolio of investment real estate business member relationships to include processing annual renewals, ensuring exceptional member service, and assessing ongoing credit quality. Ensures proper policies, procedures, risk mitigation activities, and operating controls are followed. Reports gaps in policies, procedures, and operating controls to leadership to ensure member impact and risk is mitigated. (20%) 4) Act as primary point of contact for members throughout the origination process, including negotiation of final loan terms. Coordinate with internal MBS partners (underwriters, support coordinators, treasury specialist) and external vendors (title companies, attorneys, brokers/realtors) to efficiently book approved IRE requests and ancillary business services. (15%) 5) Identifies opportunities and assists in the cross-selling of other credit union products and services to member-owners/businesses and prospects. Facilitates introduction of member or prospect to the appropriate credit union partner. (5%) 6) Completes various administrative tasks as assigned related to reports, training, and relationship reviews in a timely manner. (5%) Required Skills A. The Commercial Real Estate Relationship Manager possesses the following knowledge and skills: 1) A Bachelor’s degree in Finance, Accounting or Business related field preferred. 2) Minimum of 7 years of experience in a customer facing role generating commercial real estate financing with a proven track record of meeting objectives; or a minimum of 5 years’ experience as a credit analyst and/or portfolio manager. 3) Demonstrated ability to build effective relationships with investment real estate professionals, preferably with an established network of referral contacts in WPCU’s primary markets of Dayton, Columbus, and Cincinnati. 4) Strong communication skills, both verbal and written, including ability to share negative information in a positive manner. The role requires the ability to work collaboratively with internal stakeholders to build consensus and foster a positive working environment. 5) Demonstrated ability to understand and analyze information in order to develop preliminary credit packages, including working knowledge of income statements, balance sheets and other corporate documents. 6) Proven ability to learn complex or sophisticated concepts and apply them appropriately is required. 7) Demonstrated ability to learn and utilize the necessary software to complete job functions. 8) Understanding the Credit Union movement, the “WPCU difference”, as well as knowledge of WPCU products and services and the ability to understand and effectively communicate these differences is preferred. 9) Valid driver’s license and ability to operate a motor vehicle.
