The Commercial Title Examiner locates and researches records of real estate ownership. This involves studying mortgages, liens, judgments, easements, plat books, maps, contracts and agreements. Title examiners are also responsible for knowing what legal instruments apply to a given estate, including taxes. All the documentation they review needs to be summarized, organized and filed for future reference.

Your Responsibilities on the Team 

The Commercial Title Examiner duties include examining searches and instrument copies, clearing title problems and preparing commitments.

Duties include examining the chain of title for all of the company’s title orders, identifying and resolving title issues, determining insurability and issuing title commitments. Perform take down exams for company’s affiliated home building division transactions.Perform other duties as directed by the manager or as appropriate to share the office work- load to include but not limited to miscellaneous clerical duties and assisting local branches in closing transactions.

Requirements

High school degree or higher education level requiredMinimum 3 years experience in performing commercial title examination on real propertyDataTrace experience highly preferredPractical knowledge of Federal, State and local regulations and procedures governing real estate issuesComprehensive knowledge of the Land Records Information System and the ability to interpret data retrieved from the computer system        Good writing skills and knowledge of standard phraseology and terminology commonly used in title policy writing 

Physical & Office/Site Presence Requirements:

Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.
