Job Description
The individual will assist in pre-construction deliverables for all contract structures and serve as one of the company’s key brand ambassadors. This role involves leading the estimating and scheduling team, helping with takeoffs, developing processes and procedures that adapt to market demands and technological advancements, and supporting business development and growth planning. The individual will also drive community engagement efforts for non-profit organizations, develop client-facing documents that explain project variances, and collaborate with operations on project schedules, logistics, safety, and general conditions.
ResponsibilitiesAssist in pre-construction deliverables for all contract structures.Serve as one of the company’s key brand ambassadors.Lead estimating and scheduling team and outputs; helping with takeoffs.Develop processes and procedures that will adjust as needed with market demands and technological advancements.Support business development and growth planning.Drive community engagement efforts for non-profit organizations.Lead comparison analysis and develop client-facing documents that explain variances for each project stakeholder.Work with ownership to review and update business plans and projections.Collaborate with operations on project schedule, logistics, safety, general conditions, and lead constructibility development and reviews.Develop and finalize assumptions and clarifications.Oversee the pre-construction phase of projects from initial concept through to construction start.Develop and manage project budgets, schedules, and estimates.Coordinate with architects, engineers, and other stakeholders to ensure project feasibility.Conduct risk assessments and develop mitigation strategies.Oversee value engineering processes to ensure cost-effective project solutions.Collaborate with project teams to develop comprehensive pre-construction plans.Manage subcontractor relationships and negotiate contracts.Ensure compliance with all regulatory and company standards.Present pre-construction plans and updates to clients and senior management.Essential SkillsBusiness developmentDesign-buildPreconstructionProject managementCommercial constructionBiddingEstimationTimberlineSageEstimating softwareConstruction managementAdditional Skills & QualificationsBachelor’s degree in Construction Management, Engineering, Architecture, or a related field.Minimum of 7 years of experience in pre-construction management or a similar role.Market relationships in the Carolinas.Resident of the Charlotte region.Strong knowledge of construction processes, materials, and best practices.Proficiency in estimating software and project management tools.Strong presentation skills.Excellent leadership, communication, and negotiation skills.Ability to manage multiple projects and deadlines simultaneously.Strong analytical and problem-solving abilities.Entrepreneurial drive and ambition.Work Environment
The individual will report to the office 2-3 days a week and assist the pre-construction team with takeoffs. Ideally, the candidate will have local knowledge from subcontractors, owners, and general contractors.
