Job Description Overview: The Construction Manager, Land is responsible for directing all land development activities at project sites in accordance with pre-established schedules, budgets, plans specifications and procedures. Reporting directly to the VP of Operations, this role manages the planning, design approvals, permitting, and construction of land development projects, ensuring timely and cost-effective delivery. Key Deliverables: + Oversee construction projects by visiting sites, managing contractor performance, and ensuring project timelines and budgets are met. + Provide regular project updates to senior management, highlighting variances and critical issues. + Manage construction contracts, including bid processes, invoicing, change orders, and payment approvals. + Coordinate contractor meetings, pre-construction conferences, and project schedule reviews. + Supervise on-site work to resolve design discrepancies, ensure quality standards, and address potential issues. + Track repair and maintenance work, ensuring timely and budget-compliant completion. + Assist with processing permits, improvement plans, and bonds with public agencies. + Maintain accurate daily logs, job records, and as-built documentation. + Oversee job closeout, warranty work, and compliance with municipal requirements. + Manage NPDES monitoring and erosion control reporting. + Coordinate utility installations (power, phone, gas, cable) and address field issues. + Support the development team and HOA with pre/post-construction compliance and vendor management. + Liaise with homebuilders to monitor activities, address deficiencies, and ensure quality. + Document and address contractor performance issues; escalate non-compliance to senior management. + Enforce safety, compliance, and quality standards on-site. + Verify materials meet specifications and are stored properly. + Coordinate regulatory approvals and compliance with government agencies. + Monitor budgets, track development spending, and report potential variances with mitigation strategies. + Collaborate with Marketing to ensure site preparations for promotional activities are safe and effective. Skills & Experience: + Minimum of 5 years of experience in development of civil / land development construction projects. + Experience with contract negotiation and/or bidding process, managing site contractors or subcontractors, inspections, and scheduling. + Proficient with Microsoft Office applications, including MS Project. + Strong ‘hands-on’ manager with good decision making and problem-solving skills; and, + Excellent communication and team building skills. + Flexible and adaptable to rapid change. + Strong organizational skills and ability to meet deadlines + Comfortable with fast paced environment + Valid driver’s license is required.
