Job Description

Summary

The Construction Manager is responsible for providing the leadership, direction and resources to effectively manage in field construction activities for infrastructure projects at Universal Studios Hollywood. The Construction Manager will oversee construction projects in accordance with approved budgets, schedules, and project plans & specifications.  The role includes coordination with internal departments, supervision of the department trade foreman, administrative staff, contracts, finance, scheduling, contractors and sub-contractors.

Responsibilities:

Plans and schedules all work and maintains the appropriate files and records to permit meaningful analysis and reporting of results or work doneReviews project work and requests and ensures the scope is clearly statedVisits the sites to obtain manuals, drawings and enforce special procedures as neededDemonstrates complete knowledge of Project ManagementProvides a weekly work schedule for Projects and Planned Work ahead of timeProvides daily in field construction activity report to Project Manager and leadership as neededResponsible for the development of assigned capital projects (scoping project, utilize the approval process to gain approval and implement plans) and implementing these plans in a cost effective and efficient manner. Reviews design documents for construction, completeness, corrections, and coordination and compile a list of comments. Reviews the existing facility status to evaluate what potential issues should be addressed by the design documents. Prepares all documentation required for site access, lay down and other logistics for the contractors and vendors Assists in the presentation of all required construction management processes including but not limited to:  RFP’s, RFI’s, Shop Drawings, Directives, Submittals, Punch Lists, Short Form Agreements and other documents as required.  Supports USH project team for progress payment and related walk-through and inspections.  Manages and coordinates staging area inventories for arrival and dispatch.  Supervises facility and progress in accordance with the master scheduleManages overall punch list and close out process for the facilityReviews all final submittals from the contractor for all close out documentation including, but not limited to shop drawings, submittals, as-builts, warranties, lien waivers, etc.Responsible for managing a large employee base in divisions of: Maintenance, Shows, Construction, Paint, Landscape, Plumbing, Water Treatment, HVAC and Electrical groups within the Technical Services Department as well as vendors of all craftsEnsures efficiency and optimal sequencing between internal trades and external vendors during construction Works closely with internal clients to identify and correct operational issues quicklyActs as a subject matter expert and adviser to the department head, design team, and all trades associated with the projectDetermines work priorities, and coordinates work activities with all necessary parties to ensure that the project remains efficient and on scheduleOversees the terms and conditions of construction contractsIntroduces new trades to the projects as the project requires them and collaborates with management of the various trades to ensure the work is carried out in a manner consistent with the project plans and specifications.Provides a safe work environment through creating a culture of safety for the project and holding each individual on the project accountable for safe behaviorRegularly holds safety meetings and makes sure that the company’s safety policies and EHS standards are being enforced by employees and vendors alike.Sources material suppliers for consumables required to construct the project and estimates materials required for specific jobs. Orders materials and coordinates deliveries of materials to coincide with construction progress Ensures that the materials for construction are on the project site as they are required and are stored in accordance with the manufacturer’s recommendationsCoordinates materials staging between the various trades and monitors material deliveriesMaintains inventory and control over the projects tools, materials, equipment and security.Conducts, at minimum, weekly coordination meetings between all subcontractors who are currently on site and any that will be on site in the near futureCoordinates work flows, safety, environmental concerns, manpower requirements, materials requirements and overall schedule through these meetingsResponsible for the overall project scheduleWrites and maintains short term interval schedules for the use and review of all trades on the project Included are all phases of work that are current and applicableMaintains overall project schedule through implementation of the short term interval scheduleResponsible for quality control on the project: holds all works accountable for adherence to the project plans and specificationsHolds pre-installations meetings to review installation procedures for all major materials used and has a thorough understanding of the project specifications and industry standards for installation of all materials to be usedPre-installation meetings include manufacturers representatives, required design team members, affect ed subcontractors, and if necessary the owners representativeAssures that the work adheres to the project plans, specifications, codes, and other governmental agencies requirements. Coordinates inspections and insures that testing is being performed per the contract documentsCoordinates and facilitates the closeout of the project. Is responsible to assure that all punch list items are completed in a timely manner and that the owner is satisfied with both the quality and timeliness of the project as it is completedWorks with Maintenance team to ensure proper turnover and commissioning at the close of a project.  Maintains a good relationship with the project manager and internal teams and works as a team to complete the project Provides positive and strong leadership, coaching, and mentoring for employees as well as monitor performance and results. Ensures that collective bargaining agreements are upheld by partnering with HR and Labor Relations to maintain positive union relationships.Provide work direction, counseling, and coaching to hourly union staffCoaches and motivates hourly union staff to promote safe and efficient operations while also exceeding client expectations of communication, responsiveness, quality of service, and technical efficiency.Participation in reward and recognition, employee events, and TSAT action planningEnsures that all safety procedures are understood and followed by providing up to date safety training to all employees and auditing proceduresPerforms other duties as assigned  

Qualifications

Qualifications/Requirements:

Bachelor’s degree from a four-year college or university in Construction Management, Engineering or related field; or equivalent combination of education and experience required.  5-7 years of project management/maintenance planning experience with a general contractor or project management firm. Project Management certification preferred.5-7 years of operations management/team leadership experience; or equivalent combination of education and experienceProficient of local and regional codes and ordinances that inform a building designProficient at reading and interpreting construction documents and contractsProven experience managing multiple projects and contractors at once.Proven experience managing Tenant Improvement, Ground up and Technology projects in a fast paced environment.Proven experience in schedule management and consistent on time project delivery.Ability to make accurate quantity surveys and to estimate the cost of materials, labor, equipment, and subcontractor's work, ascertaining that all areas have been accounted for prior to submitting estimate for review.Previous experience with turnkey projects, specifically within the theme park/entertainment industry is preferredWorking knowledge of Facility Life/Safety Systems and equipmentWorking knowledge of equipment, systems, quality control and troubleshooting within the area of responsibility (Electrical, HVAC, Water Treatment, Plumbing, Construction, Painting, Landscape, Construction, Maintenance)Experience in writing and issuance of Request for Proposal (RFP) documents and of Request for Information (RFI) documents.A strong passion for delivering the highest quality of guest service.Ability to get along with people and to communicate in a professional manner with Owners, Inspectors, Architects, and others having a direct interest in a project being constructed.Ability to demonstrate creative problem-solving techniques to resolve project issues.Ability to develop positive relationships with client business units.Ability & willingness to work overtime, weekends and holidays with short noticeExperience working with CMMS systems preferred. (Maximo, etc.)Proficiency in Microsoft Word, Excel, Outlook, PowerPoint and Project.Proficiency in AutoCAD

Required On-Site: This position is required to be performed full-time from an NBCUniversal-designated worksite.
