Construction Project Manager
Job Title: Construction Project ManagerJob Description Our client is seeking an experienced multifamily project manager to oversee a large multifamily construction project valued at $40M, projected to last 2 years. The candidate will work on a team of three, managing the project from inception to completion. The role involves working for an owner, developer, and contractor that is expanding their multifamily portfolio in the greater Seattle area. Responsibilities + Oversee and manage a multifamily construction project from start to finish. + Collaborate with diverse stakeholders to ensure project alignment and success. + Supervise, motivate, and delegate tasks to team members effectively. + Manage project scheduling, budgeting, and risk mitigation. + Utilize project management software and tools such as Microsoft Office Applications, Procore, and Bluebeam. + Ensure compliance with construction principles, laws, and best practices. + Conduct subcontractor buyouts, contract negotiations, and change orders. + Mentor project engineers and field crew, managing project complexities with minimal change orders. Essential Skills + Minimum of 5+ years of experience in construction project management. + Proven track record of successfully delivering multifamily apartment projects or similar developments. + In-depth knowledge of construction principles, laws, and best practices. + Proficiency in scheduling, budgeting, and risk management. + Strong leadership, communication, and interpersonal skills. + High level of proficiency in project management software and tools. + Valid state-approved driver’s license and car insurance. + Ability to thrive in a fast-paced, dynamic environment. Additional Skills & Qualifications + Experience with smoke control systems is a plus. + Experience managing podium style multifamily projects in the $10-$50M range. + Cradle to grave project management experience with preconstruction, estimating, subcontractor buyout procedures, contract negotiations, change orders, and project billings/financials. Work Environment The candidate will be working onsite in a house next to the project site in Bothell. The house is equipped with a full kitchen and fireplace and provides very close access to the project. The role requires safety glasses, protective clothing, gloves, helmet, face shield, and steel toe shoes. The candidate must be able to stand and walk 80% of the time and perform tasks such as talking, hearing, using hands and fingers, climbing, balancing, stooping, kneeling, crouching, and crawling. Pay and Benefits The pay range for this position is $120000.00 - $145000.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
