**Custom Job Purpose:**
This position exists to perform management and control of construction activities as owner's representative for specific large school facilities project.
**Essential Functions of this Job**
Assists the Facilities Division administrative staff and design professionals in ensuring quality, conformance with contract documents, schedule attainment and cost control for construction of school facilities. Ensures compliance with D.O.E. requirements. Prepares and submits regular progress reports as directed. Coordinates the activities of the building inspectors assigned to the specified projects and assists in the inspection function. Serves as liaison between the field and the Facilities Division.
Participates in project coordination and review meetings. Develops and maintains an atmosphere of cooperation and effective relationships between all parties, initiates positive actions to avoid or minimize controversies and delays recognizing the important of maintaining the project schedules. Assists in scheduling and coordination of the various test and inspection agencies, reviews their report and makes recommendations accordingly.
Reviews change order documentation and makes recommendations. Monitors and maintains a smooth and timely flow of all project documentation between all parties. Anticipates, identifies and alerts administrative staff regarding any situation involving a potential delay or cost increase and recommends appropriate corrective actions. Assists in review of contractor payment requests confirming percentage of completion and materials stored at the site. Maintains appropriate construction and submittal files.

**Knowledge, Skills and Abilities:**
Thorough knowledge and understanding of construction principles and procedures as applied to educational facilities construction. Working knowledge of contractor and sub-contractor procedures. Ability to read and understand building plans and specifications. Ability to interpret and apply contracts, construction documents, codes and D.O.E. requirements. Strong ability to anticipate, recognize and respond to adverse situations. Skilled in written and verbal communication. Bilingual/biliterate preferred.
**Education, Experience and/or Certification/License Requirements**
Graduation from an accredited college or university or equivalent combination of schooling and experience. A minimum of eight years of construction experience including experience on similar projects.
**Work Context:**
Requires some sitting and standing, walking and moving about to coordinate work. Requires the use of alternative communication systems, such as electronic mail, telephones and computers. Requires coordination of work tasks to establish priorities, set goals and meet deadlines. Requires face-to-face discussions and contact with individuals and/or teams. Requires work with internal and external contacts, and with the public.
**Physical Environment:**
Requires working indoors in environmentally controlled conditions and outdoors at times. Requires sitting for the majority of the day, and the ability to lift, carry, move and/or position objects frequently weighing up to 20 pounds and infrequently weighing more than 20 pounds. Requires travel to work locations and schools within the District.
