Xanterra Travel Collection is seeking a proactive and versatile candidate for the position of Corporate Engineering Facilities Manager located in Greenwood Village, CO. The successful candidate will be responsible for the management of facilities maintenance including preventative, proactive, and reactive tasks, operational transitions for existing properties and future acquisitions, project close out transition from project management team to local operations, oversight of Engineering maintenance strategy, oversight of historical preservation program, and ensuring compliance with CMMS for all Xanterra park properties and affiliates. The successful candidate will be a highly organized leader with the ability and motivation to work alongside their peers both administratively and in the field. Responsibilities Equipment Selection and Replacement • Oversees select capital purchases including equipment selection, development and comprehensive budget and timeline management of replacement projects • Creates budgets, gathers quotes and estimates to fit select project needs • Cultivates resource partners in facilities maintenance, maintains those relationships, and ensures that Xanterra gains “best price” status corporately • Manage outside design consultants, fabricators, and installers • Manages timeline, project status report and budget elements associated with select corporate capital execution • Leads project implementation for select projects; is present in the operation and is the key command and control manager. • As requested by the Senior Director of Projects, provide support to properties in design and equipment selection. Where required, prepare RFPs, review bids, and assist properties with installer or equipment selection. Work with properties and company counsel to prepare agreements with installers and vendors. Ensure installers meet obligation to provide Operational Manuals and training to on site staff. • Ensure warranty phase is administered, tracking all claims through completion. • Assist properties with familiarity of new systems and components. Business Development: • Assists the Senior Director of Projects with the coordination of maintenance strategy submissions for concession bids and potential acquisitions. • Helps produce new business, strategic presentations, and NPS presentations. • Assists with due diligence efforts on concession bids and acquisitions. Maintenance Operations: • Manage and assist in developing the maintenance process and procedures, preventative maintenance, and asset management programs. • Develop Corporate-directed SOPs for Preventive Maintenance programs at all properties. Implement associated training at each property. • Conduct inspections and review maintenance plans to ensure compliance. • Work with Risk Department to further develop Corporate-directed SOPs for Asbestos and Lead programs at all properties. Implement associated training at each property. • Builds resources to fit sustainability and environmental corporate goals. Leads the Engineering group in identifying resources and idea generation to continually increase and align resources to fit these goals • Further develop and direct national accounts program for select maintenance operations (i.e. Ferguson, Regency, Amana, etc.). • Work hand in hand with Projects division of Engineering to transition completed projects to facilities operation with updated preventative maintenance schedules for new equipment Historic Preservation: • Develop Corporate-directed SOPs for Historic Preservation programs at all Park properties. Implement associated training at each property. • Review Project Plans for Historical compliance • Support Park property historic preservation programs for cross training, workshops, and best practices. (Monthly calls, yearly workshops, etc.) CMMS: • Assist properties as the subject matter expert on new corporate and property-based Computerized Maintenance Management Systems (CMMS) that supports the Company’s maintenance operation. Work with properties to maintain consistent asset management and reports company-wide. • Coordinate integration of vendor national accounts and maintenance SOPs within CMMS program. • Data entry related to new acquisitions / NPS contracts. Populate data upload forms related to property structures, assets, equipment, PM plans, parts, etc. Other Duties: • Provide administrative support as needed and as assigned by Senior Director of Projects. • Work with Corporate Supply Chain Management on material purchasing and services vendor agreements • Work with Corporate Supply Chain on brand standards, equipment strategy, and implementation. Qualifications • Bachelor’s Degree in Facility Management or Construction Management preferred • 7+ years’ previous experience in project management and/or construction administration experience. • Historic Preservation Training or experience preferred • Familiarity with hospitality, campus based, or hospital operations preferred • Creative approach to problem solving • Ability to successfully interact with all levels of employees • Ability to manage time effectively to support multiple assignments, shift priorities in accordance with need and work both independently and within teams • High attention to details and ability to perform complex work • Demonstrated excellent written and verbal communication skills • Advanced working knowledge of Microsoft products, CMMS, and various project management applications such as Smartsheet, Bluebeam, and PlanGrid. • Advanced, journeyman level skills, in one or more common trades • Working Knowledge of Building Management Systems (BMS) such as Verdant, Automated Logic, and Amana Digismart. TRAVEL REQUIRED: Up to 50% COMPENSATION: The salary range for this position is $90,000.00 - $100,000.00 based on experience.
