The Technical Facility Manager is a professional level job responsible to bring best-in-class knowledge and effort running and keeping mechanical equipment on Schwab campus facilities. Technical Facility Managers partner closely with CRE Leadership, Property Managers, vendors, and Schwab technology teams to ensure best in class building up-keep on mechanical, electrical, and plumbing infrastructure. Technical Facility Managers are also gatekeepers and stewards of our Critical Environments and systems. This opportunity is found at our (Indianapolis, IA).

 

Job Summary:

Responsible for developing and maintaining a Safety-First culture, To include Safety moment “toolbox” talks weekly, ensuring team completes all required safety trainings, Ensures all maintenance activities utilize the Job Hazard Analysis (JHA) / Job Safety Analysis (JSA) tools. Responsible for planning, scheduling, and instructing others to perform self-performed maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.Holds vendor partners accountable for planned maintenance, or break-fix work following the terms and conditions of service agreements while fostering productive relationships.Responsible to perform advanced adjustments, calibration, and data retrieval from BAS software to solve environmental comfort and mechanical calibrations.Provides training and knowledge transfer to operating engineers using prescribed procedures and processes.Write and validate EOP’s, MOP’s and SOPs for all facility proceduresEnsures the use of detailed procedures and sequence of operations instructions following Change Management protocols during planned and corrective maintenance on critical equipment.Responsible to develop and execute all preventative maintenance schedules for assigned properties using CMMS.Analyzing preventative maintenance data to formulate more efficient operations and minimizing risk.Responsible for maintenance, standard and emergency operating procedure development. Ensures the proper use of procedures with event planning verifying notifications are made, planning for critical operations and safety. In charge of operating and capital budget development and management including variance reporting.Responsible for parts inventory, stock replenishment and using procurement systems and instruction staff on management of the process. Management of Critical parts inventory is a priority for this role. Instructs and manages staff on daily rounds and readings program and problem escalation to leadership.Responsible for IAQ, environmental reporting and energy management/reporting.Ensures the work order administration has correct notes, photos and file attachments are made using the company provided CMMS system by the team.Holds team accountable for building operations, discovery of abnormal operations, and proper countermeasures to those situations.Actively takes part in incident response, including root cause analysis and incident close out.Completes required safety and compliance training.Technical Facility Managers are expected to pass competency-based exams on equipment operation as a condition of employment.Typically supports campus properties ranging 350K to 1.5M square feetReports to the Director of Critical Environments & EngineeringAny other duties as directed by the Director of Critical Environments & Engineering

Supervisory Responsibilities

Supervise operating engineering staff as assigned. Performance management to include mid-year and year end performance assessments affecting pay for performance. Plans and checks proper staffing levels and labor utilization including overtime approval. Mentors and coaches team members for continual development. Leads by example and models the Schwab Leadership Profile. Ensures staff is engaged in daily operational duties. Development of staff technical knowledge.

 

What you have

Education & Experience

High school diploma or GED needed. Bachelor of Science or associate degrees from a four or two-year college or university with an emphasis on building science, electrical, mechanical, or technical education preferred. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations including safety. A minimum of 10 years of related experience working on Class A building campus settings, or data centers with no less than 8 years critical facilities operations background.

 

Certificates & Licenses

Universal CFC certification, and Local Operating Engineers or trade license preferred.

 

Communication Skills

Ability to partner with Property Managers and Internal customers is a requirement.Ability to understand and analyze general business documents. Ability to respond effectively to the most sensitive issues applying proper tone and confidentiality. Ability to author reports, procedures, process documents and articles using professional style. Ability to make effective presentations on property management related topics to peers, and internal business associates. Demonstrated ability to create visions to motivate key employees and business associates to take desired actions.

Reasoning & Judgement

Ability to solve complex problems and manage a variety of options in varying situations while keeping composure and professionalism. Draws upon the opinions and diversity of others before making recommendations that have a direct impact on the company. Consistently understands own limitations and often seeks guidance on matters to minimize risk and thought validation.

 

Other Skills & Abilities

Advanced skills with Microsoft Office Suite. Experience using CMMS and other standard automation normally used in modern business settings to include mobile device technology. Experienced using small, elevated lifts and ladders for high work. In depth knowledge level of electrical distribution and one-line drawings. Ability knowledge level of sequence of operations of critical equipment such as generators, transfer switches and UPS systems. Very adept at multi-tasking, staying calm under pressure and understands results are expected and count. Has the ability to work periodic overtime or take part in after-hours call out duties.

 

Physical Requirements

Ability to lift up to fifty pounds, climb ladders, and work in a commercial building environment where space and movement may be limited.

Travel to other sites may be needed to support the needs of the business with possible overnight stays occasionally including weekends based on needs of the business.
On-call duty and shift work as needed.
