Position Details Location Gulf Park 730 East Beach Boulevard Long Beach, Mississippi, 39560 United States Division GP Physical Plant Custodians Position Type Staff Employment Status Full Time Grant Funded No Salary Range 13.75 - 13.75 Pay Grade N03 Posting Close Date Open Until Filled Job Summary Supervises, coordinates, provide leadership, development of an effective team of custodial personnel, participates in the care, cleaning and general housekeeping of all buildings and assists with special events. Under direction of supervisor serves as primary custodial lead. Primary Duties and Responsibilities + Provides leadership and instruction to small groups of custodians by leading or directing custodial activities during scheduled work periods (including weekends), or when performing special cleaning projects and other events that are assigned (per work orders) by the supervisor. + Makes work assignments in accordance with predetermined schedules, reviews the work of employees, and assists in training of new personnel. Trains, organizes, schedules, and assigns work routines to all employees. + Must be able to show knowledge of and train employees on the following types of equipment: auto scrubbers, swing buffers, burnish machines, wet vacuum, carpet extraction, bathroom machine, ride on concrete scrubbers, ride on scrubbers, and pressure washer. + Conducts inspection of buildings and grounds in assigned areas. Works with employees to ensure that assigned buildings work orders and other complaints from their buildings are completed in a timely manner. Ensures that the custodians have the proper materials and supplies in the buildings to do the jobs effectively. Works with staff under him/her to make changes in the buildings schedules to ensure that the buildings are serviced in a timely manner. Carries out responsibilities (listed below) in a timely, fair, and objective manner. + Assists in the maintenance and care of custodial and event services equipment and furnishing such as vacuum cleaners, buffing machines, pressure washers, tables, chairs, tents, podiums and other related equipment and furnishing as required. + This position will require participation in call-out responsibilities and may require night shift responsibilities, and weekend work. Performs additional duties as assigned. + Reports damaged structures and equipment to supervisor. + Serves as a member of the Physical Plant Essential Personnel and as directed by the Director of Physical Plant participates in pre-emergency preparations and post emergency recovery efforts. Minimum Qualifications High School Diploma or general education degree (GED). One-year custodial supervisory experience and minimum three years working level custodial experience and/or related experience. Driver's License required. Must be eligible to receive a Transportation Worker Identification Credential (TWIC) card upon employment. Knowledge, Skills & Abilities + Knowledge of University policies and procedures, professional standards and regulations, safety requirements and a knowledge of basic first aid. + Knowledge of cleaning techniques and procedures, and the use of custodial materials, tools, equipment, and chemicals. + Skill in managing ones’ own time and the time of others while monitoring/assessing the performance of self, other individuals, or organizations to make improvements or take corrective action. + Skill in the operation of office equipment including, but not limited to, multiline telephone, typewriter, calculator, multi-function printer/copy/scan/fax machine and computer as well as computer applications including spreadsheet, database, and word processing software. + Ability to handle difficult and stressful situations with professional composure and the ability to react and respond quickly and calmly in emergency situations. + Ability to establish and maintain a good rapport with university faculty and staff, students, and the general public. + Ability to work successfully as a member of a team and independently with moderate supervision. + Skill in material resources management through obtaining and seeing to the appropriate use of equipment, facilities, and materials needed to do certain work. + Ability to obtain a valid driver’s license prior to employment. + Ability to operate carpet extraction machines, automatic floor scrubbers buffers and burnishers. + Ability to perform hard floor care to include applying and removing stripper and applying multiple coats of floor wax. + Ability to work nights and weekends when required. + Ability to understand differences in cleaning chemicals. Preferred Qualifications Three years custodial supervisory experience and 5 years working level custodial experience and/or related experience. Related college or technical school training can substitute for years of experience.
