Great opportunity within a fast-growing business platform at a well-established development company!  Gilbane Development Company is seeking an experienced professional to expand our affordable housing & mixed income platform in the New York, NY market.  The ideal candidate will possess a thorough understanding of affordable housing development, including overall deal structuring, land planning, entitlement process, finance, design and construction.

Responsibilities Assist with execution of current development pipeline with properties in various stagesOversee Analysts & Associates project feasibility studies (Market research, underwriting, investment thesis) and financial closing.Lead stakeholders through Design, Construction Cost exercises, and Value EngineeringProject Management Lead through due diligence, entitlement & permitting, scheduling, and managing the critical pathConsult with Legal & Finance partners for completing the LOI/PSA, Operating Agreements, Consultant Contracts, and Construction ContractsSourcing new development opportunities within affordable housingDay to day liaison with design/construction team, clients, and stakeholders.Communication should convey urgency balanced with positive motivation and teamworkMaintain scope and cost while meeting schedule and quality goalsOversee cost management reportingUphold and represent Gilbane’s core values and reputation

Qualifications

Education/Experience

Bachelor’s Degree. Master’s degree preferred, in real estate development related field (i.e., engineering, architecture, construction, finance, law, economics)8+ years' experience in real estate development with at least 3+ years in affordable housing developmentExperience in NY market preferredExperience with acquisition-rehab and value-add developments is a plusEstablished record of success as a project leader, having completed at least six substantial development projects ranging from $20-$100mm+ million in value, including significant experience with affordable housingDemonstrated experience at the management level—proven managerial skills, ability to mentor and develop staff and foster teamwork and collaborative problem solvingCollaborative approach and respectful relationship style with members of the neighborhoods within which we work as well as colleagues, consultants and third-party trade partnersSelf-starter with the ability to manage three to four overlapping projects efficiently in a fast-paced environmentExcellent business development skills and experience in marketing, generating business and maintaining credibility in the communityAttention to detail and ability to execute at a high levelHigh degree of organizational skills and problem-solving abilityAbility to prioritize/execute to achieve desired company and project goals with prudence and sense of urgencyExcellent communication skills, both verbal and writtenStrong relevant computer skillsMaintain memberships and participate in organizations and events

Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.    


For New York, NY this ranges from $147,600 - $202,900 plus benefits and retirement program.
