Our **Development Manager** role is based in our New York City office and contributes to all aspects of new project execution. Responsible for the overall management of all construction and construction related activities of a project from the inception of a project through the final close-out of a project.
**WHAT YOU’LL DO:**
Responsible for field execution of construction activities on both large and small projects. Management of all design professionals, contractors and specialty consultants.
Leads all facets of project management (budget, schedule, design, permitting, construction, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
Interact directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & achievements, quality control, and risk identification.
Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
Implement established project documentation governance in accordance with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Builds action plans to meet objectives, budget and schedule.
Implements established change management requirements and processes to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
Responsible for preparation of project budgets and preliminary development timeline.
Maintains all construction-related project information in asset management system (ELITE) including project size, project costs, and key dates accurately and timely. Ensures that any subsequent changes are reflected there on a timely basis.
Assists in conducting due diligence on prospective land or building acquisitions.
Other duties may be assigned.
**WHAT YOU’LL NEED:**

**EDUCATION:** Bachelor'sdegree in Architecture, Engineering, Construction Management, business or equivalent from appropriate 4-year college program. Licensure as either a Professional Engineer or Registered Architect is desired.
**INDUSTRY EXPERIENCE:** Typically at least 5-10 or more years Type 1 & Type 2 commercial construction management experience. Knowledge and understanding of construction practices/techniques, contract laws, project controls and building support systems or any similar combination of education and experience. LEED accreditation preferred.
**PROJECT MANAGEMENT SKILLS:** Ability to support 2-3 smaller projects or one complex development project. Ability to work with multiple partners to create achievable project schedules, supervise milestone dates, and meet project deadlines. Ability to process information and effectively report out status and key decision points to senior members. Ability to comprehend, analyze, and interpret complex documents, including construction plans, engineering drawings, and venture documents.
**PROBLEM SOLVING SKILLS:** Ability to handle multiple decision-making situations. Ability to quickly recognize problems and seek out associated team members to quickly resolve outstanding issues. Draws on the analysis of others and makes recommendations that directly impact the company.
**COMMUNICATION SKILLS:** Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information and influence audiences and outcomes. Ability to effectively negotiate with contractors and municipal officials.

Trammell Crow Company carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $150,000 annually and the maximum salary for the position is $170,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates may also be eligible for a discretionary bonus based on TCC’s applicable benefit program.
