The successful candidate will close deals in order to generate revenue by assisting with strategic planning and activities required for property acquisitions of corporate and high net worth clients including management of the real estate process from initial planning stage, property search, execution of the sale/acquisition and management of the necessary documentation. He/she must have an established network of clients that can be immediately targeted for addition the JLL portfolio.
Accountabilities:
Financial Analysis
Review financial analysis for clients which includes net present value, internal rate of return, return on investment, payback period, etc. and determination of appropriate assumptions to use for the analysisBusiness Development
Create business opportunities by sourcing prospective clients from company database and external sources through cold calls, networking, and referrals.Cross sell other company services; systematic and regular follow up of leads with the purpose of generating business/revenueAccount Management
Responsible for the entire transactional process including (but not limited to) negotiation with prospective lessee and lessors, liaison with lawyers, preparation of documentation & strategic reports and attending client meetingsResponsible for accurate fee forecast, timely preparation of request to bill form and monitor billing and collectionResponsible for developing long term relationship with the objective of repeat businessResponsible for being updated on relevant market knowledge in order that clients may be able to make informed real estate decisions.Listings Management

You will report directly to the Head of Capital Markets and will be managing our mandates with investors from the entire risk spectrum. This will include transactions covering the manufacturing, logistics & data centre space. Working on both the buy and sell side you will be responsible with every step of the process, from devising an acquisition and/ or disposal strategy, to its underwriting and closing. You will also take part in client meetings and property tours and be exposed to international and domestic institutional investors, both on the acquisition and asset management, developers and advisors. You will work with other Logistics and JLL Philippines and Pan-Asian team members to develop and execute new business opportunities.
Our client transaction process will be central to your role. This involves both buy and sell side activities from the sourcing and analysis of opportunities all the way through to their execution.
Promoting our services & developing our business
Working as part of a team, you will source new investment product for domestic and global capital, and secure new mandates and clients. New business development is a vital part of the role: you will take part in existing and prospective client meetings and new business propositions.

Education and experience
A Degree in business, finance or real estate will be useful; a recent and extensive experience in real estate investment industry (4 to 6 years), with local as well as international focus is required. A very good working knowledge of English is essential.
Technical competencies
We’ll expect you to have a solid understanding of main contractual documents supporting real estate development and investment; financial skills are essential, as well as a strong market knowledge
An analytical mind
An ability to analyse qualitative and quantitative information – and transform this into strategic deliverables – is key. You will have responsibility for guiding the development of the Industrial & Logistics database
A natural communicator
You are commercially minded with excellent communication skills and, of course, you’ll be good at building team relationships and interacting effectively with business partners. A good understanding of multicultural surroundings will help you achieve your goals.
