This position and its team serve as backbone of the EMEA Expansion/Real Estate team collaborating closely with all stakeholders in the EMEA North hub to drive the company’s growth objectives forward. With an integral position in the EMEA team, the role contributes significantly to the function’s operational excellency, strategic growth, and overall success._ **The Position** The Director for Expansion / Real Estate in North EMEA will be responsible for developing and executing PVH’s real estate strategy for Calvin Klein and Tommy Hilfiger. This key role will manage the expansion and real estate process from strategy to execution for all existing and new stores in the two EMEA hubs. Reporting directly into SVP Head of Expansion/Real Estate EMEA, this position plays a key role in expansion plans and marketplace execution and will be a key partner collaborating closely with the Managing Director of the North hub and its regional leadership based out of London for both brands Calvin Klein and Tommy Hilfiger. **Key Responsibilities:** + The person will work closely with the MD in region North and SVP Expansion/Real Estate EMEA on strategic multiyear plans ensuring expansion and real estate strategies are connected to the business, considering the two regional specific needs, and follow a disciplined approach that combines a market-by-market approach and real estate best practices. + You will lead the strategic planning of retail store placements for both Calvin Klein & Tommy Hilfiger in the hub, ensuring the brands are represented in the most desirable and profitable locations, with regular reviews to optimize the portfolio. Spearhead the launch of new store initiatives, coordinating closely with Global and EMEA store development teams to establish store opening timelines and execution plans that meet business objectives. + Direct the creation and management of all property-related including Tommy Hilfiger & Calvin Klein franchise agreements, ensuring alignment with corporate standards and timely resolution of lease events. + You will work proactively with regional leadership to ensure business objectives are met and deliver a comprehensive, high quality store network. + You will be responsible to manage PVH’s regional existing real estate portfolio consisting of > 125 (O&O) stores along with non-commercial property such as offices and warehouse leases. You hold budget responsibility > 100 MEUR + You will be responsible for growth targets in South EMEA hubs, including new franchise deals from site selection to lease execution including retail stores, offices warehouses and other real estate, across all markets in the hub in partnership with regional management. + Build and maintain critical partnerships with external property consultants, brokers, and stakeholders to ensure access to key market intelligence, while sharing relevant business insights and strategic direction with partners. + Collaborate across all support functions within EMEA Expansion located in head office Amsterdam, such as real estate, store development, store planning, store design, construction, maintenance, real estate legal and finance. + You will lead the two hub’s store development, store facilities, SIS teams, securing their strategy and creates shortlist of long-term priorities. + Collaborate with business retail operational organizations in the hub such as outlet, retail leads and back-office functions such as finance, accounting and legal. + Manage and oversee all transactions including lease options, lease extensions and renewals, site selection and relocations, lease assignments, subleases, resizing of existing spaces and all other lease amendments for the North EMEA portfolio. + Manage and work closely with in-house and/or external legal reps to negotiate leases and standard business terms with landlords. + Oversee the work with all external real estate partners and being PVH’s primary contact for landlords, developers, brokers, architects contracted in the hubs. + Identify financial and business trends within the portfolio and make data- driven decisions by utilizing department analytical tools. + You will support the SVP Expansion / Real Estate EMEA with analysis, forecasts, and business case preparation for EMEA Executive management meetings. + Maintain key landlord relationships and build strong network within the retail industry. + Travel to markets to evaluate current and future business. _Note: Responsibilities include, but are not limited to, those listed above. The role may require additional tasks and duties as assigned to meet the needs of the department and organization._ **Measures of Success:** + **Sales & Profit:** Increase sales and profit to the North EMEA hub whether from new O&O stores, franchise agreements or through portfolio optimizations. + **Secure strong locations:** Secure strongest possible retail locations for both Tommy Hilfiger and Calvin Klein whether new, relocations or through franchise partners. + **ROI:** Secure a strong return on investment on all portfolio store refits and optimizations. **Requirements for the role:** + You are a seasoned real estate and retail strategist with extensive experience in driving commercial growth through strategic property decisions. Your expertise lies in managing complex real estate portfolios, negotiating high-stakes leases, and leading cross-functional teams to execute global retail strategies.
