We have an outstanding opportunity for a **Director for Facilities Planning** to provide leadership, vision and direction for the development and management of the Department’s capital development and repair and replacement schedule. Physical assets include residential buildings and associated amenities spaces, dining venues, childcare facilities, offices and employee workplace spaces and infrastructure. Execute the plan associated with the redevelopment and renovation of housing and dining assets and act as the primary representative for land leased to third parties. **RESPONSIBILITIES** Strategic Planning 40% • Guide the planning, analysis and approval process for all Housing & Food Services (HFS) capital projects. • Oversee the development of capital budgets and the annual budget for capital expenditures. • Identify annual unit priorities, associated action plans and measures of success. Organizational Effectiveness 25% • Lead the design and construction strategy for HFS for each capital project. • Engage other Department units in the capital planning process at the appropriate time and level for input and to avoid changes in plans that cause delays or negative financial impacts. • Engage other stakeholders (i.e., students) at the appropriate time and level during and after project development; use data from these groups to make immediate and long-term improvements in the design and operation of facilities. • Oversee the development and management of the Department’s capital reserves for projects, renovations and replacement of equipment, fixtures and finishes. • Oversee the work of project management and design services staff. • Ensure the unit activities occur in accordance with Department and University safety policies and procedures. Leadership 25% • Identify, articulate, and model values and behaviors that support an organizational culture characterized as positive, productive and committed to serving students. • Serve as a member of the Department’s senior leadership team. • Work collaboratively with other Department units on strategic and capital planning issues. • Develop and maintain effective relationships with campus and external partners. • Represent the Department on various community and University committees and direct or serve on Department committees and teams. • Represent the Department at University, community, and professional organization meetings to provide information about the HFS capital plans. Supervision 10% • Supervise the work completed by direct reports, ensuring appropriate productivity and quality. • Evaluate the work completed by direct reports and provide constructive feedback so as to support success. • Provide guidance to direct reports on requirements and/or opportunities for learning and professional development. Perform other duties as assigned. **IMPACT TO THE UNIVERSITY** The successful execution of housing capital plans and real estate transactions has significant implications for the University including the following: • Financial impact on the projects by ensuring that preconstruction milestones are achieved and that construction proceeds on schedule to avoid significant costs to the University and the Department • Perception of the University community in establishing and maintaining positive community relations with property owners and residents impacted by or adjacent to new construction • Efficiency of project approvals by establishing and maintaining effective working relationships with city staff and officials • Quality of the student experience by providing and maintaining facilities that support a living/learning environment • Ensuring that University standards for sustainability are attained, resulting in enhanced public image and perception by students as a sought-after institution **POSITION COMPLEXITIES** Successful execution of housing capital plans and real estate transactions requires significant coordination of complex processes and engagement of diverse groups including Department and University staff, community members, professional groups, contractors, and students. The capital expense budget is substantial and will continually increase over time. Each year at least 30 different projects require budgeting and execution within a short time. Well-directed activities associated with a significant facility replacement plan has implications well into the future for student engagement and their experience. **WORKING CONDITIONS** Position works typical business hours Monday through Friday and occasional evenings and weekends to attend/participate in special events. **SUPERVISORY RESPONSIBILITIES** Direct supervision of two full-time professional staff. **REPORTS TO** Assistant Vice President for Student Life/Executive Director, Housing & Food Services **Requirements include:** Bachelor’s degree in related field and five years of experience in facilities management and/or new development and extensive experience in supervising other professional and technical staff and that demonstrates: • Ability to execute plans associated with major renovation and new construction on time and within budget; • Ability to successfully develop collaborative relationships with internal and external partners; and • Strong communication skills including public speaking.
