Otis Elevator is seeking a passionate and driven individual to lead our Denver Operating Territory, as well as help us continue to provide exceptional service to our customers. As the OT leader for Denver, you will have the chance to learn or grow in the elevator industry and collaborate with some of the brightest minds in the business.

 

Job Responsibilities:

 

As the Denver General Manager, you will have direct responsibility for the Denver Operating Territory including new equipment and modernization business, sales, field management, customer satisfaction and overall general business management. The successful candidate will be instrumental in aggressively growing the profitability to meet or exceed business objectives along with fostering a team building environment.

Must be able to develop and maintain positive, cooperative, team-oriented relationships with co-workers, supervisors, managers, clients and others in contact with the job.

Meeting all financial performance targets including profit and working capital.

Maintaining customer quality assurance; emphasis on safety, managing the expenditure of labor, materials and other assets.

Communicate directly with multiple representatives of the general contractors, owners, architects and designers, also State and Local authorities and regulatory agencies concerning project design, preparations, and scheduling of installation for the equipment.

Improving efficiencies and performance to estimate.

Knowledge of the principals of cost estimating, scheduling and contract administration is preferred.

Ability to accurately interpret construction contractual documents and contract modifications to determine cost of such change.

Accurately analyze situations and assist in developing contingencies for estimates.

Candidate should be versed in contract writing and administration, and will perform customary construction process duties that include managing billing, consultant and contractors’ payments, processing RFIs and optimizing change order opportunities, as well as maximizing project cash coverage.

Ensuring sales goals are achieved, new customers are added to increase revenues, and relations with existing customers are maintained.

The position is responsible for managing, motivating and mentoring Sales Representatives.

The position is responsible for forecasting sales and profit results each month.

Candidates should also have an entrepreneurial spirit and selling strategy; must have demonstrated good business decision making in previous positions; must be a team player and must be able to sell on factors other than price. 

 

Education:

Bachelor’s degree highly desired, with 5 years of experience.

Technical or Vocational degree, with 8 years of relevant experience.

High school, or equivalent, plus 10 years of relevant experience.

 

Experience/Qualifications:

5+ years of management experience in the construction, elevator industry, or related industry required.

Strong desire for candidates who have a proven track record of meeting financial goals and objectives.

Elevator industry experience is desired.

Candidate must demonstrate solid leadership, effective team building, strong communication and presentations skills to effectively develop relationships with internal customers and external customers.

Assertive, goal-oriented individual who is a team player.

Must have demonstrated good business decision making in previous positions.

Strong sales and financial acumen.

Must have strong computer skills.

 

The base salary range for this role is $140,000 to $185,000.  We may ultimately pay more or less than the posted range, and the range may change in the future.  Pay within the salary range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, seniority, geographic location, performance, and business or organizational needs.
