Location Description Welcome to Pine Mountain Ski & Golf Resort, featuring our Upper Peninsula Premium 4-star all-season destination located in Iron Mountain, Michigan. Located less than 3 miles from Ford Airport and US route 2 you will enjoy easy access to numerous activities including top rated skiing with miles of some of the best groomed ski runs in the Midwest for every level of skier and snowboarding. Overview We are looking for someone with a strong background in hotel/resort facilities management, has a passion for providing customer service is highly motivated, and detail oriented to join our team as a The Director of Facilities. This person will manage the Resort's Facilities and Maintenance departments. This includes all related activities such as participation in executive committee meetings, hiring and maintaining an effective work force appropriate for an upscale Resort, establishing, and maintaining preventative maintenance programs for all equipment, systems, guestrooms, and public areas/ general maintenance. They will participate in effective safety programs, coordinate, and implement capital improvement projects, establish, maintain, and manage department budgets and monthly forecasts. This person will lead a team to oversee the physical condition of the property, the management of outside contracts and the functions of the Facility Services department in managing the workflow (repairs, maintenance, mechanical, FF&E, Life Safety Systems), of the preventive and corrective maintenance systems. Your role: - Assign and verify completion of routine maintenance and operation of physical structure of resort, all mechanical systems and any other systems, which effect the operation of the facility - Visually inspect quality of work and direct staff and outside contractors in tasks according to performance and productivity standards - Conducts walk-through and visually assesses the safe and efficient maintenance and operation of the physical structures of the Resort, all mechanical, electrical, HVAC systems, vehicles and any other related equipment - Manage adequate inventory of parts, supplies, tools and material for the department Enforce Hotel / Resort and Company policies and procedures - Must be able to respond to emergency situations, such as fire alarms, and other life-safety situations - Participate as a member of the Resort's Executive Committee. - Maintain a working knowledge of all federal, state, local laws, codes, and regulations. Assure proper certification of all employee mechanics and technicians, as required - Solicit and Negotiate, prepare, and administer agreements and contracts with consultants and contractors - Liaison with governmental agencies and manage the procurement and compliance with entitlements, permits, inspections, notices, and other requirements - Produce annual operating budget for payroll, expenses, utilities, and capital improvements - Provide budget analysis each period - Maintain the Resort facility and related equipment in a safe and efficient manner - Participate in or possibly manage the property's safety committee. Assure proper certification of all employee mechanics and technicians, as required - Act as a resource for all departments of the Resort - Direct ADA compliance efforts of the property Qualifications SPECIFIC JOB KNOWLEDGE, SKILL AND ABILITY The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using another combination of skills and abilities. � Excellent knowledge of electrical systems, components, and devices, HVAC systems, boilers, mechanical systems, and the maintenance and repair of all. � Excellent knowledge of public construction and building systems; all related permits, licensing, new and existing codes pertaining to public building and fire safety. � Extensive knowledge of department budget process and CEP spending. � Extensive knowledge of all job descriptions within the engineering department. � Considerable knowledge of paint, varnish, stain, enamels, lacquers, wall coverings, masonry work and other related products as well as application and mixing procedures of such products. � Considerable knowledge of OSHA standards and application for working with chemicals. � Skill in use of computers and software programs associated with property operations. � Negotiate contracts between hotel and outside contractors. � Skilled in the proper and safe use of all tools, equipment, materials, chemicals, and products relating to the department. � Excellent English verbal, and written, and interpersonal communication skills. � Ability to remain informed on state-of-the-art developments affecting the safe, and effective operation of the building facility. � Ability to analyze all associated systems as to their design, intent, and effective performance. � Ability to positively communicate and instruct employees, offering assistance in areas where they lack knowledge, skills or experience Able to rephrase, or translate" fairly technical information into terms in which a lay person may easily understand. � Considerable knowledge of mathematical skills (addition
